Land Use Plan: <br />The Land Use Plan does not recommend the area for a specific use. <br />2. Current conditions and character: <br />The character of the area is single family development. <br />3. Most desirable use: <br />The most desirable use is single family development. <br />4. Conservation of property values: <br />The surrounding property values should be conserved with single family development. <br />5. Responsible development and growth: <br />It is responsible development and growth to allow property to be developed in similar use as the <br />surrounding area. <br />Recommendation: <br />Based on information available prior to the public hearing, the staff recommends that the petition <br />be sent to the Common Council with a favorable recommendation. <br />Analysis: <br />The rezoning is consistent with the Comprehensive Plan neighborhood objective, which is to <br />encourage new development The rezoning is compatible with the surrounding single family <br />zoning and land uses.
