Area Board of Zoning Appeals - Apri17, 2010 <br />vacant lot, void of landscaping, that will become a dumping grounds despite my best efforts to keep it <br />cleaned up. In summary, the existing duplex has been improved and this investment will stay as is for the <br />next several decades. That investment has been made. The issue is whethex or not a new bungalow home is <br />keeping with Area Plan guidelines and will improve the streetscape, improve the values of the surrounding <br />property values and lifestyle. Any questions? <br />MR. HAWLEY: I am looking at the first floor floorplan and I see it looks like you have two full baths and <br />two bedrooms, so you could possibly have two ar three students in there? <br />MR, MATTHEWS: it is possible and it would be my recommendation and zny belief it would be a great <br />property for mazried student housing or just a ... <br />MR. HAWLEY: In looking at the foundation plan, I don't see any windows. Isn't it required to have <br />windows in there or are you going to have any egress ...? On the foundation, yes. <br />MR. MATTHEWS: if it was living space, yeah that would be required. <br />MR. URBANSKI: In going aver to this last piece of paper, now you've got some information from Code <br />Enforcement that there were between ` 98 and ` 48, there were 54 complaints... <br />MR. MATTHEWS: And last year there were zero. <br />MR. URBANSKI: That shed, does that shed sit on one of those pieces of property? Behind the tree looking <br />from the front photo on the second from the last page, I guess it would be. <br />MR. MATTHEWS: That's an existing shed that was on the property when we purchased it. lt's on blocks. <br />MR. URBANSKI: And where it shows the green stakes there, is that the existing property line between the <br />two fats facing the street? <br />MR. MATTHEWS: No that initial green stake next to the mail box is the sewer cleanout for the property in <br />the rear. <br />MR. URBANSKI: Sa you've put new water and sewer service to the existing, plus setting it up for the new <br />one? <br />MR. MATTHEWS: Correct. Over $30,000 worth afexcavation and sewer and water tap work. New curb. <br />new sidewalk. On one of the photos I've provided, it's about the fourth page, it's a little wider view of the <br />vacant lot. On the right hand side there just in front of the bumper there, there are a couple of stakes if you <br />can spot those, those are the new taps far the sewer and water. <br />MR. URBANSKI: There is now an easement now going through that property for the sewer and water going <br />back to the duplex? <br />70 <br />
