Tim Corcoran, Director of Planning with offices on the 14th floor of the County-City Building, <br /> referenced the picture on the screen (available in the City Clerk's Office). He stated, We have a <br /> General Business plot located nearby as well as one (1) single house that still remains on this <br /> block. The little bit of blue is a telecom facility. This used to be called Fred's Transmission. We <br /> in DCI commonly refer to it as Transmission Block. Dan likes to call it the grassy knoll. Other <br /> people have called it the housing block. Right now,the area is completely a parking lot that was <br /> used for the VA Center. There is also the old Gates Auto Service center. JPR is nearby as well as <br /> other parking lots. The main thing we are looking to do is, as it is all City-owned property, clean <br /> up the uses in the area. As you can see, it is a little bit disparate right now. It was rezoned to <br /> CBD for the Barehands deal. We are not rezoning the telecom property. We just want to make <br /> sure we incentivize the types of projects we would like to see in the area given the Mixed-Use <br /> nature across the street as well as heading towards Lafayette. At the moment,there are no <br /> particular projects in mind but given the way things are going, we hope this might spur on some <br /> ideas. <br /> Committeemember Jo M. Broden asked, Are these Redevelopment Commission-owned <br /> properties? <br /> Mr. Corcoran replied, Yes,that is correct. <br /> Committeemember Broden followed up, Where does this fall with regard to assistance or not for <br /> the disposition process? <br /> Mr. Corcoran replied, We haven't gone forward with the disposition process yet. We will be <br /> doing that based on what will be the new appraised value after the rezoning. <br /> Bill No. 04-18- 2104, 2108, 2112 E. Mishawaka Ave and 914,918 S. 21st Street Zone Map <br /> Amendment <br /> Angela Smith, Deputy Director of the Area Plan Commission with offices on the 11th floor of the <br /> County-City Building, stated, The petition before you is for the proposed Fire Station on <br /> Mishawaka Avenue. It acquired several properties in the area. The ones along Mishawaka Avenue <br /> were currently zoned MU,Mixed-Use District,but there were some properties zoned SF-2, Single- <br /> Family and Two (2)-Family. In order to look at the project as a cohesive event, they brought the <br /> whole thing into a rezone to MU, Mixed-Use District, and are seeking the special exception <br /> approval for the Fire Station. The site has currently been cleared and it is a vacant site right now. <br /> I will not the petitioner speak a bit more about the site plan for the Fire Station but, in general, it <br /> meets the requirements of the MU, Mixed-Use District, the one (1) recently adopted by the <br /> Council. There were a couple variations. Primarily to move the building a little bit south so there <br /> was enough room for the trucks to exit safely onto Mishawaka Avenue with a clear sight area. This <br /> comes to you from the Area Plan Commission with a favorable recommendation. Rezoning the <br /> sight to MU, Mixed-Use, will allow a consistent zoning district for a harmonious development of <br /> the site. Approval of the special exception use for the Fire Station will allow the City to improve <br /> its public safety services to the community. <br /> 2 <br />
