Site design is included, but will entail basic site utilities and on site storage of storm retention using swales <br />or drywells (Civil/Landscape/Site utilities, etc.). If a SWPPP plan is required or a comprehensive storm <br />retention assessment of the entire maintenance Facility Campus is required by the City of SB <br />engineering, additional fees Would be required. This would be assessed at the end of Phase I <br />Preliminary Design. <br />3. Schematic Design is based upon the Program sent to the Architect on 12.18.17. Minor changes or <br />adjustments from this Program can be incorporated into the Construction Documents. Major changes <br />may incur additional fees. <br />4.The building will be designed in accordance with the applicable Indiana Building Code, A submittal <br />to the local building official will be required for review /approval and for pulling a local permit <br />for construction, <br />5. All permit fees from local or state authorities to be paid by Owner/Contractor and are not included <br />in the design fee. <br />6. Variances, special uses, investigation, research and preparation of easements and/or rezoning are not included. <br />7. Hazardous materials investigation and abatement not included, <br />8. Energy and econornic analysis, lifecycle and energy cost analysis is not included.. <br />9. LEED Certification design and/or Green Building Certification or Commissioning is not included. <br />10, Disassembly and testing of existing equipment and systems is not included, <br />AIA Document B1011m-2017.
