Ms. Smith stated that the petitioner is seeking to <br /> rezone the property on the south side of Lincoln Way, at 3720 Lincoln Way West. To the north, <br /> across the street, are single-family homes zoned SF2 and some businesses zoned LB, Local <br /> Business. To the east is a restaurant zoned LB, Local Business. To the south are single-family <br /> homes zoned SF1. To the west is a contractor yard zoned GB, General Business. She presented <br /> to the Committee and public the site plan of the proposed project. She stated, It extends south of <br /> the red line, but only the portion highlighted in red is seeking to be rezoned as MU, Mixed-Use. <br /> They are not extending the zoning south of that line. The site currently has a single-family home <br /> on the property. The proposed is a retail use that is 9,100 square feet. In the Mixed-Use District, <br /> buildings should be located towards the front of the street,which is consistent with the <br /> Comprehensive Plan for this area, which calls for more urban,pedestrian-friendly development <br /> along this street as it transitions into Sheridan.
