JOSEPH COUNTY <br />Phone: 574/235.9371 Fax: 574/235.9021 Email: hpcsbsjc@southbendin.gov <br />STAFF REPORT <br />CONCERNING APPLICATION FOR A <br />CERTIFICATE OF APPROPRIATENESS <br />Date: May 11, 2026 <br />Application Number: 2026-0504 <br />Property Location: 1230 East Wayne Street South <br />Architectural Style/Date/Architect or Builder: <br />Ranch / 1960 / <br />Property Owner: James and Jill Curry <br />Landmark or District Designation: East Wayne Street LHD, <br />Ordinance #7797-87 <br />Rating: Non-Contributing <br />DESCRIPTION OF STRUCTURE/SITE: This is a one and a half story wood frame L-plan ranch house with <br />gable and cross gable roof of asphalt shingles. The windows are 6/6 double hung, 1/1 double hung, 6 light casement <br />and 4 light fixed, and a large fixed picture window on the front facade under a flat roof porch. The porch roof is <br />supported by 3 simple Doric columns. Siding is brick veneer with clapboard in the gables and dormer. There is a <br />center corbeled brick chimney. <br />DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to: <br />1) In rear of house, remove the existing bay window, and entry door, reframe the wall to flush with the existing <br />house wall. Install an new sliding glass door (aluminum clad wood) and double hung window with divided lites to <br />match the existing house windows on the new wall. Install double hung window in the same room in the existing <br />opening. We are proposing a pocket/replacement style window, which will utilize the existing window framing and <br />will not affect the exterior of the home. We will caulk the exterior, no nailing flange. New cedar-bevel siding to fill <br />in as needed. A new plywood soffit will be installed to replace the area of the bay window area that was removed. <br />Exterior trims and finishes to match the existing as closely as possible. <br />STANDARDS AND GUIDELINES: <br />Doors: Pages 10-11; Walls: Pages 26-28; Windows: Pages 29-32 <br />SITE VISIT REPORT: N/A <br />STAFF RECOMMENDATION: The changes proposed will fit the style and design of the structure and will <br />not impact the integrity of the house.
