Stapp <br />Property Owner: Scott and Meredith Hurley <br />Landmark or District Designation: East Wayne Street LHD, Ordinance #7797-87 <br />Rating: Outstanding <br />DESCRIPTION OF STRUCTURE/SITE: Two story Tudor revival style house with flared gables. The roof is <br />slate and the siding is stucco. There are two single story porch sections, one west side and one on the front facade. <br />Windows are 2 stationary over 6 casement and there are louvered openings in the attic sections of the gables. There <br />is a 2 car frame gable garage to the rear of the house. <br />DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to: <br />1) Construct a new entryway on the front (south) facade. <br />2) Construct a new additions on the east facade of the house. <br />3) Construct a new addition to the north facade of the house. <br />4) Construct new three-car carriage house is to reside on the adjacent lot. Existing curb cuts will remain and will tie <br />into the new construction. Major landscaping will remain and be enhanced as needed to comply with local zoning. <br />5) Replace existing steel casement windows with aluminum casement windows <br />6) Replaces screens in front three season room with aluminum casement windows <br />STANDARDS AND GUIDELINES: <br />Additions: Pages 36-37 <br />SITE VISIT REPORT: N/A <br />STAFF RECOMMENDATION: The existing steel casement windows are rotted out. Replacement with alumi- <br />num casement windows that match in style and lite pattern is appropriate. The replacement of screens in the front <br />3 season room with operable casement windows is a minor change that increases use of the room with no negative <br />impact to the integrity of the home. <br />The entry additions on the front (south) and east facades match the Tudor revival style without impacting the <br />integrity of the home. The rear addition Option 1 has a massing that overpowers the original house. Standards and <br />guidelines state that “Design the mass of the new addition to remain compatible but not overpower the primary <br />structure.” and “Design any addition so that it is subordinate to the original building. Generally, additions should <br />not exceed half of the original building’s total floor area or building footprint..” The large colonnade on this ad- <br />dition that wraps all three sides and multiple individual dormers detracts from the modest Tudor features of the
