Souuth S <br /> RE: Declaratory Resolution: Mixed-Use Development Real Property Tax Abatement for <br /> Wharf Partners LLC <br /> Dear Council Member Warner, <br /> Please find the enclosed Declaratory Resolution and supporting information pertaining to a tax <br /> abatement petition submitted by Wharf Partners LLC, an Indiana Limited Liability Company. <br /> This petition package includes: <br /> • Department of Community Investment's summary report <br /> • Petition for abatement <br /> • Statement of Benefits form (SB-1 / Real Property) <br /> • Supporting information <br /> The report outlines the Department's findings relative to the referenced petition. The petitioner <br /> proposes to construct a new mixed-use building at 312-318 E. Colfax Avenue. The building will <br /> total approximately 112,000 square feet and include 30,200 square feet of commercial space <br /> along with 22 to 32 condominiums. The project will complement the Phase 1 building, Three <br /> Twenty at The Cascade, which was completed in 2019. <br /> The total investment for this phase of the Cascade project is approximately $50,000,000.
