HISTORIC PRESERVATION COMMISSION OF SOUTH BEND AND ST. JOSEPH COUNTY
Phone: 574/235.9371 Fax: 574/235.9021 Email: hpcsbsjc@southbendin.gov
STAFF REPORT
CONCERNING APPLICATION FOR A
CERTIFICATE OF APPROPRIATENESS
Date: March 2, 2026
Application Number: 2026-0226A
Property Location: 721 Lincoln Way East
Architectural Style/Date/Architect/Builder:
Colonial Revival / 1920 / Whitcomb & Keller / Adam F. Seider
Property Owner: David Maldonado
Landmark or District Designation: Edgewater Place Local His-
toric District, Ordinance #6846-80
Rating: Non Contributing
DESCRIPTION OF STRUCTURE/SITE: This is a two story, rectangular plan colonial revival style house.
The house is clad in wood shingles with a front porch and a former commercial addition of running bond brick.
The roof There is a small eyebrow dormer in the center of the front facade. The house has wide frieze with dec-
orative corbels that returns on the gable ends. Windows are 8/1 double hung with a pair of 6/1 smaller windows
centered over the front entrance.
DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to:
1. Frame and roof half of the former commercial addition.
STANDARDS AND GUIDELINES:
New Construction: Page 33; Additions: Pages 36-37.
SITE VISIT REPORT: N/A.
STAFF RECOMMENDATION: The style of the proposed addition does not fit with the style of the original
house. Previous work was done to return integrity to the home by the removal of the inappropriate commercial ad-
dition. Despite the remaining walls of the former commercial addition being from the 1950s, the shallow pitch roof
of the proposed addition would not be appropriate and would harm the integrity of the original structure. Based
on the information provided prior to this public hearing, Staff make an UNFAVORABLE RECOMMENDA -
TION.
Prepared by:
Ross Van Overberghe, Historic Preservation Administrator
