HISTORIC PRESERVATION COMMISSION OF SOUTH BEND AND ST. JOSEPH COUNTY
Phone: 574/235.9371 Fax: 574/235.9021 Email: hpcsbsjc@southbendin.gov
STAFF REPORT
CONCERNING APPLICATION FOR A
CERTIFICATE OF APPROPRIATENESS
Date: April 15, 2025
Application Number: 2025-0407a
Property Location: 53597 Ironwood Road
Architectural Style/Date/Architect or Builder:
Federal / Greek-Revival / c. 1835
Property Owner: James and Christine Reilly
Landmark or District Designation: St. Joseph County Local
Landmark, Ordinance #01-1980
Rating: Outstanding
DESCRIPTION OF STRUCTURE/SITE: This is a 2 story rectangular plan brick house with an addition to
the rear. The foundation is of stone and the gabled roof is shingled with asphalt architectural shingles. There is a
wide, boxed and decorated cornice with a wide plain frieze. The original windows are 6 over 6 double hung win-
dows with textured stone lintels and sills. The addition windows appear to be of the same time period as the win-
dows in the main block, and it is possible that they were relocated from the original footprint and reused when the
addition was constructed. The front entrance door is located to the right of center, with sidelights and transom.
DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to:*
1) Replace one (1) non-original kitchen window with Renewal by Anderson Acclaim Double Hung 1:1 with a 6 over
6 lite pattern in the top sash and a single lite in the bottom sash.
*Note that the original quote from Anderson was for the replacement of two windows.
STANDARDS AND GUIDELINES:
Windows: Pages 29-32.
SITE VISIT REPORT: The kitchen window is a later addition and has been modified with a spring assist open-
ing mechanism. The window is inoperable is in poor condition.
STAFF RECOMMENDATION: The kitchen window does not not match the other original, 1830s windows
present in the house, and it is in poor condition. At some point, the window was modified with a spring assist open-
ing mechanism. After a break in some decades ago, the window was blocked shut and is now inoperable. The cost
of rehabilitation for this window and jam is likely to be high. Based on the information provided prior to this public
hearing, Staff makes an FAVORABLE RECOMMENDATION for the replacement of the kitchen window.
Prepared by
Kate Himick, Historic Preservation Specialist
