A RESOLUTION OF THE COMMON COUNCIL OF THE
CITY OF SOUTH BEND DESIGNATING CERTAIN
AREAS WITHIN THE CITY COMMONLY KNOWN AS
1607 S. Main Street
AN ECONOMIC REVITALIZATION AREA FOR
PURPOSES OF REAL PROPERTY TAX ABATEMENT.
WHEREAS, a petition for real property tax abatement
consideration has been filed with the Common Council of the City
of South Bend, requesting that the area commonly known as 1607
S. Main Street, South Bend, Indiana, and which is more
particularly described as follows:
PARCEL I: All of Lots Numbered 2 , 3 , 4, 5 , and 6 all
as shown on the recorded Plat of J. P. Creed's Second
Addition to the City of South Bend, together with a 14
foot vacated alley lying West of and adjacent to Lots
Numbered 1 to 6, both inclusive; and together with the
North Half of a 14 foot vacated alley lying South and
adjacent to said lot 6, all as shown on the recorded
Plat of J. P. Creed' s Second Addition to the City of
South Bend.
PARCEL II: Also, a part of the Northwest Quarter of
the Southwest Quarter of Section 13 , Township 37 North,
Range 2 East in the City of South Bend, St. Joseph
County, Indiana, and more particularly described as
follows: Beginning at the intersection of the South
line of Indiana Avenue and the East line of South Main
Street in said City as existed on February 19, 1939;
thence running East along the South line of Indiana
Avenue a distance of 99 feet; thence running South 113
feet, more or less, to the North line of an alley 20
feet wide; thence West on the North line of said alley
99 feet to the East line of Main Street to a point
directly South of the place of beginning; thence North
113 feet to the place of beginning.
be designated as an Economic Revitalization Area under the
provisions of Indiana Code 6-1.1-12.1-1, et seq. ; and
WHEREAS, the Redevelopment Commission has concluded an
investigation and prepared a report with information sufficient
for the Common Council to determine that the area qualifies as
an Economic Revitalization Area under Indiana Code 6-1.1-12 .1-1,
et seq. , and has further prepared maps and plats showing the
boundaries and such other information as required by law of the
area in question; and
WHEREAS, the Human Resources and Economic Development
Committee of the Common Council has reviewed said report and
recommended to the Common Council that the area qualifies as an
Economic Revitalization Area.
NOW, THEREFORE, BE IT RESOLVED by the Common Council of
the City of South Bend, Indiana, as follows :
SECTION I. That the Common Council hereby accepts the
report and recommendation of the Human Resources and Economic
Development Committee that the area herein described be
designated an Economic Revitalization Area and hereby adopts a
resolution designating this area as an Economic Revitalization
Area for purposes of real property tax abatement.
SECTION II. That this designation shall be limited to
five ( 5) calendar years from the date of the adoption of this
Resolution by the Common Council.
SECTION III . That the Common .Council directs the City
Clerk to cause notice of the adoption of this resolution to be
published, said publication providing notice of the public
hearing before the Common Council on said declaration.
SECTION IV. This Resolution shall be in full force and
effect from and after its adoption by the Common Council and
approval by the Mayor.

Dear Council Members:
The enclosed Real Property Tax Abatement Petition and
resolutions are filed by Enterprise Associates, an Indiana
partnership, for a project to be located at 1607 S. Main Street.
Members of the Enterprise Associates partnership are James
A. Cook and Michael F. Boehm. It is the intention of Enterprise

Associates to construct a 24, 000 square foot multi-purpose
industrial building at the site of the former Wooden Reg
restaurant on the southwest corner of Indiana Avenue and Main
Street. The parking lot for this facility would be located
immediately across the street on the southeast corner of Indiana
• Avenue and Main Street. The proposed building would offer three
or more bays each with their own loading dock and each with 800
square feet of office space designed to suit the tenant. The
parking lot will be resurfaced and lighted for employee
parking. This project is being developed for those businesses
desirous of modern space within the Enterprise Zone for
warehousing and light manufacturing.
The property is located within an allocation area designated
by the Common Council.
It is estimated that the value of this property, after
completion of the proposed project, will be $750,000. It is
likewise estimated that the project will create at least 10 new,
permanent fulltime jobs as its direct result.
