That Ordinance No. 3 ZQ off, which is known as the "Zoning Ordinance of the City of South Bend ", be amended by changing the zoning classification of the following lot in the City of South Bend described as follows: Part of Bank Out Lot Number 26, as shown on the recorded First Plot of out lots to the Town, now the.City of South Bend, platted by the State Bank of Indiana, described as be- ginning at a point on the south line of said lot, 25 feet west of the original south east corner thereof, which point Is now the North- west corner of the intersection of Washington and Taylor Streets, running thence west on the North line of 'Washington Street, 93.39 feet, thence north 169.36 feet, thence east 93.39 feet to the west line of TaylorStreet, thence south 169.36 feet to the place of beginning. from "B" residence district, "C" height and area district, to "C" commercial district, "F" height and area district. Section 2. TO THE COMMON COUNCIL City of South Bend, Indiana Gentlemen:- Petition of Phillip Smith for change of zoning of lot at the northwest corner of West Washington Avenue and Taylor Street from B residence and C height and area districts to C commercial and F height and area district was given public hearing before the City Plan Commission at its regular meeting September 4, 1952. Building August 6, 1952 Council of the City of South Bend South Bend, Indiana Gentlemen: We are filing herewith our petition for rezoning part of Bank out lot Number 26, as described in our petition. Said lot is located on the northwest corner of Taylor and Washington Streets and is 93.39 feet on Washington Street and 169.36 on Taylor Street. Presently there is a gasoline station on this lot. We desire to rezone the said lot from "B" residence district to "C" commercial district, "I'" height and area. It is our intention of having this matter rezoned to build a structure consisting of professional offices housing three units, approximate size of 80 feet facing Washington Street and 20 feet on Taylor Street. The gasoline station which is presently on this property is of an unsightly nature and decreases the value of the surrounding property. This gasoline station will be replaced with an attractive office structure of modern design which will be a credit to the community and will increase the value of all the surrounding property.
