Danch, Harper & Associates, Inc. (DHA) is pleased to submit
1 this proposal for professional services to assist in the
proposed development of Ignition Park South project site. Per
our meeting on November 13th discussing this project with the
Area Plan Commission staff we would to rezone the all the
properties from the present MU, MF1, SF2, GB to LI Light
Industrial District classification, but also prepare a Street &
Alley Vacation for several existing right-of-ways, request
Utility easement releases from utility companies for vacated
right-of-ways, Survey the boundary of the project site, create a
boundary survey drawing and possible lot layouts, and prepare a
Subdivision Replat/ or Minor Subdivision to create legal lots of
record for Ignition Park South.

would include preparing a Rezoning documents, Rezoning
( Ordinance, notice to adjacent property owners within 300 feet.
j We would work with City Engineering on the preparation of the
Street Vacation documents, diagram and ordinances. We would
represent the City and Petitioner at all required Public
) Hearings. We would also prepare a Subdivision Replat or Minor
Subdivision to create legal lots once we know the final lot
configurations.
The Scope of Services is as follows:
A) . Planning Services:
1. Preparation of Rezoning Petition documents, Rezoning
Ordinance, notice to adjacent property owners within 300 feet.
1 This Rezoning Petition would include the additional areas to the
east and West of the Ignition Project boundaries as discussed
with the Plan Commission staff, and representation at required
public hearings before the Area Plan Commission and the City
Council.
Cost of Planning work $ 3,475
(Owner pays filing fees, & mailing costs of $ 1,350
not included in Planning costs)
The submittal date for the Rezoning Petition would be January
I 7th, 2015 for a February 18th meeting with the Area Plan
Commission and a possible March 9th or March 23rd City Council
meeting.
B) . Planning Services for Street & Alley Vacation:
1. Preparation of a Street and Alley Vacation Petition for all
public right-of-ways within the Ignition Park South project area
and working with City Engineering for required documents,
vacation legal and diagram, notice to adjacent property owners
within 150 feet and representation at required public hearings
before the City Council.
Cost of Planning work $ 2, 675
1 (Owner pays filing fee, & mailing costs $ 525, not
3 included Survey & Planning work)

C) . Planning Services for request of Utility Easement Rights for
vacated Street & Alley Rights-of-ways:
1. Preparation of letters to each Utility Company to request

I release of their Easement rights to the vacated right-of-ways
within the Ignition Park South project area. These easement
releases will be required for the Subdivision phase of the
project.

I (Owner pays any fees associated with release of easement rights
required by utility companies, $ 1,000 budget number only, may
ybe larger depending on utility company)

1 C) . Boundary Survey for project site and preparation of
Subdivision Replat/Minor Subdivision:

1. Preparation of a Boundary Survey to be used to create
1 possible lot layout diagrams and to be used for preparation of

subdivision replat/minor subdivision. Includes providing sketch
plans if required to create possible lot configurations
Cost of Survey work and sketch work $ 5,950
(Owner pays filing
2. Preparation of a Subdivision Replat/Minor Subdivision,
including the required application forms, subdivision
replat/minor subdivision drawings to be submitted to Area Plan
Commission, setting of lot corners and representation at
required Plat Committee meeting for Subdivision approval.
1 Cost of Survey work $ 3, 950
(Owner pays filing fee of $ 475, not included
in survey work)
If additional subdivision or minor are required, the preparation
of each additional plat would be the same as described above in
item C-2 for costs.
We will require copies of the recorded deeds for the properties
involved in any Subdivision plat preparation.
