SUBJECT: Professional Services Proposal - Danch Harper & Associates
Replat two La Salle Square parcels
Attached is a professional services proposal from Danch, Harper & Associates to provide
subdivision services for two parcels of land owned by the Commission in the La Salle Square
area. These lots are to the west of the St. Vincent De Paul property.
To make the SVDP property more marketable, and to split off the current retention pond on
the site, replatting these parcels will allow a buffer between Unity Gardens and any reuse of
the SVDP property.
This proposal will provide survey and replat services to prepare a Two Lot / One Outlot Minor
Subdivision Replat.
The cost for the preparation of the Subdivision Replat, all required paper work, setting of
property corners, attendance at required Plat Committee meetings, filing and recording fees
is $5,875. Revisions by reviewing agencies could incur additional costs.
Staff requests approval of this proposal in a not -to- exceed of $6,000.

Please accept this letter as our written cost estimate to provide the City of South Bend with following
Surrey services:
1). Prepare a 2 ].or, I Outlot Nfuhor Subdivision for the properties located on the south side of Ardmore
Trail West of the Saint Vincent De Paul facility'. This 2 Lot, 1 Outlot Nlinor Subdivision would be prepared in
accordance with the City of South Bend Subdivision Control Ordinances. The subdivision would create a lot
adjacent to the St. Vincent De Paul facility, a lot for the Unity Garden complex and an Outlet for an existing
fenced in retention basin located along Ardmore Trail. Access for the two lots could be off of Ardmore Trail
or Prast Blvd. depending on approval from Cit' Engineering.
The cost for the preparation of this 3 Lot Nlinor Subdivision including the staking of all new lot
corners would be ................................................................. ............................... S 5,450:
The filing fees would be approximately- S 425, which are separate from the above survey costs.
If any revisions were requested by any review agency or the Cin-, those revisions would be done at our
standard hourly rates. We would suggest budgeting 15'(, for requested changes. Any additional work would be
done at our standard hourly- rates which are attached. We would require copies of the deeds for the
properties involved in the subdivision.
