AN ORDINANCE AMENDING THE ZONING ORDINANCE FOR PROPERTY
LOCATED AT 2110 FORD STREET, IN THE CITY OF SOUTH BEND, INDIANA
BE IT ORDAINED by the Common Council of the City of South Bend, Indiana:
SECTION 1. Ordinance No. 4990-68, is amended, which ordinance is commonly
known as the Zoning Ordinance of the City of South Bend, Indiana, be and-the same hereby is
amended in order that the zoning classification of the following described real estate in the City
of South Bend, St. Joseph County, State of Indiana:
Lots 91 & 92, 40 FT W End Ea/Gorsuchs 5th
Be and the same is hereby established as "A-1" Residential, "D" Height and Area.
SECTION II. This ordinance shall be in full force and effect from and after its passage
by the Common Council, approval by the Mayor, and legal publication.

Location: 2110 W. Ford Street
City of South Bend
REQUESTED ACTION: The petitioners are requesting a zone change
from "C" Commercial, "D" Height and Area to
"A-1" Residential, "D" Height and Area to
allow a duplex.
EXISTING LAND USE: The property currently contains a vacant mixed
used structure.
SURROUNDING LAND USE AND ZONING: Located to the north is a private club zoned
"C" Commercial, "D" height and area; to the
east is vacant land and a single-family home
zoned "C" Commercial, "D" height and area; to
the south are single-family homes zoned "B"
Residential, "A" height and area; and to the
west is a multi-family dwelling unit and a
single-family home zoned "C" Commercial, "D"
height and area.
ACCESS: Access to the site is from Ford Street.
WATER SOURCE/SEWAGE DISPOSAL: Water and sewer are available to the site.
DRAINAGE: The drainage has not been addressed by the
petitioner.
SITE DATA: The total site to be rezoned is 3,600 square
feet.
ENVIRONMENTAL DATA: A check of the Agency's maps indicates that no
public wells, flood hazards or wetlands are
present. However, a confirmed contamination
site is located south of the site.
SITE PLAN: A site plan is not required for rezonings to
"A-1" Residential.
AGENCY COMMENTS:
PRELIMINARY
STAFF RECOMMENDATION: Based on information available prior to the
public hearing, the staff recommends that this
petition be sent to the Common Council with a
favorable recommendation. The proposed.
• rezoning to "A-1" Residential represents a
downzoning, and will be more compatible with
the residential area than the commercial uses
that could be developed under the existing "C"
Commercial zoning.
