BE IT ORDAINED BY THE COMMON COUNCIL OF THE CITY OF SOUTH BEND, INDIANA: Section 1: Ordinance No. 4990 -68, as amended, which ordinance is commonly known as the Zoning Ordinance of the City of South Bend, Indiana, be and the same hereby is amended in order that the zoning classification of the following described real estate in the City of South Bend, St. Joseph County, State of Indiana: A tract of land located in the South - west Quarter of Section 27, Township 38 North, Range 2 East, in the St. Joseph County, Indiana, more particularly described as follows: Commencing at the Northwest corner of said Southwest Quarter; thence Southerlyy along the West line of said Southwest Quarter (being also the centerline of Maple Road) a distance of 1,791.96 feet to the Point of Beginning: (said Point of Beginning being also the Southwest corner of Highland Estates Sub- division 4th. Gentlemen: The attached rezoning petition of Hartman Builders, Inc. (Indiana and Michigan Electric Company, Inc.) was legally advertised October 5, and October 12, 1974. The Area Plan Commission gave it a public hearing October 15, 1974, at which time the following action was taken: "Upon a motion by Kenneth Woods being seconded by Joseph Simeri, and carried with Frank Miles abstaining, the petition of Hartman Builders, Inc. FILED IN CLERK'S OFFICE (Indiana and Michigan Electric Company, Inc.) to zone from "A" Residential, "A" Height and Area, to "D" Light Industrial, "A" Height and Area, property OCT 16 1974 located at the northeast corner of Bendix Drive and Lathrop Street, City of South Bend, is favorably recommended to the Common Council, by the Area Plan Irene Gammon Commission." HARTMAN BUILDERS, INC. (I &--M ELECTRIC) #391 -74 LOCATION: located at the northeast corner of Bendix anU—Lathrop Street. EXISTING ZONING SURROUNDING PROPERTY: the areas to the north and east are zoned A Residential, the south is zoned "E" Heavy Industrial and the west is "E" Heavy Industrial and "A" Agricultural (Michiana Regional Airport). EXISTING LAND USE SURROUNDING PROPERTY: to the north is single Family residential, to the east is a cemetery, to the south is a gravel pit and to the west is the Michiana Regional Airport and Phase III of the Airport Industrial Park. SITE PLAN: the submitted site plan proposes to construct a 1,000 square foot, one -story building to house the administration offices and to house the line equipment used by Indiana and Michigan Electric Company. The proposed structure would replace the existing building located on Colfax Avenue, east of the St. Joseph River, in downtown South Bend. ACCESS: access to the site will be through two points, one on Bendix Drive and the second on Lathrop Street. No State approvals will be required. DRAINAGE: all storm water runoff will be taken to the City storm sewer under Bendix Drive. PARKING: 313 parking spaces have been provided, and this is over the requirements of the Zoning Ordinance. TABULATED DATA: the site is approximately 46 acres. The proposed building parking, and storage will occupy approximately 10 acres leaving approximately 36 acres in open space and future expansion areas. FINAL SITE PLAN: the information provided on the site plan meets t e requirements of theZoning Ordinance and, therefore, the drawing as submitted can be considered a final site plan.
