BE IT ORDAINED by the Common Council of the City of South Bend, Indiana: Section 1. Ordinance No. 4990 -68, as amended, which ordinance is commonly known asthe Zoning Ordinance of the City of South Bend, Indiana, be and the same hereby is amended in order that the zoning classification of the following described real estate in the City of South Bend, St. Joseph County, State of Indiana: A part of Block 8 of the Plat of River Bend Addition, City of South Bend, St. Joseph County, Indiana, described as follows: Commencing at the intersection of the East boundary of Fellow Street projected North and the Northern right -of -way line of Monroe Street; thence North 89038'42" East, 135.04 feet along said Northern right -of -way line; thence continuing along said Northern right -of -way line Southeasterly 61.24 feet along an arc to the right and having a radius of 614.12 feet and subtended by a long chord having a bearing of South 87030'03" East and a length of 61.18 feet to the point of beginning; thence North 0030'18" West, 263.46 feet; thence South 65 47'18" East 460 feet; thence South 46002'18" East 180.00 feet to the Northwestern right -of -way line of Monroe Street; thence South 52007'42" West, 209.68 feet along said Northwestern right -of -way line to the Northern right -of -way line of Monroe Street; thence along said Northern right -of-way line Northwesterly 346.15 feet along an arc to the left and having a radius of 614.21 feet and subtended by a long chord having a bearing of North 61001118" West and a length of 341.42 feet; thence continuing along said Northern right -of -way line Northwesterly 83.78 feet along an arc to the left and having a radius of 614.21 feet and subtended by a long chord having a bearing of North 80044114" West and a length of 83.68 feet to the point of beginning and containing 2.637 acres, more or less. be and the same is hereby established as "A -3" High Density Residential - Office and Professional District Use and "G" Height and Area District. Section 2. This Ordinance shall be in full force and effect from and after its passage by the Common Council, approval by the Mayor and legal publication.
