All application fees shall be made payable to the City of South Bend and are due at the time of filing. Filing fees
include development review fees required by the Plan Commission, Board of Zoning Appeals, City Engineering,
and City Clerk for the specific request being made. Additional fees may be required for other services or
reviews. Fees are non-refundable.
Subdivision Fees
Major Primary $1000
Major Secondary $1200 + recording fee
Minor Subdivision $ 625 + recording fee
Administrative Lot Line Adjustment $ 375 + recording fee
Plat Vacation $ 250 + recording fee
Re-recording $ 250 + recording fee
Rezoning (Zone Map Amendment) Fees
Single Family Use $300
Other than Single Family Use $675
Variances and Special Exceptions Fees
Development Variance – Single Family Use $125
Development Variance – All Other Uses $300
Special Exception $300
Use Variance $300
Additional variances, or variances included $50
with other development approvals
Other Fees
Annexation $150
Re-advertisement of tabled petition $75
Improvement Location Permit – Limited $50
(signs, interior remodel, change in use)
Improvement Location Permit – Site Plan $100
Written Commitments $100 + recording fee
Zoning Verification Letter – Limited Request $ 50
Zoning Verification Letter – Detailed Request $100
Administrative Appeal to the
