SUBJECT: Professional Service Proposal — Danch Harper & Associates
410 W. Wayne - Gates Service Center Replat
This memorandum is for a professional service proposal from Danch, Harper &
Associates to provide a Two Lot Subdivision Replat for the Gates Service Center.
The current configuration of this lot does not encompass the entire building, and
includes no additional land for parking. As we move forward with the disposition
process to sell or lease this building, we will need a marketable lot. This replat will
accomplish that task.
The cost to prepare, file, record, and complete the subdivision process is $3,575.
Staff requests approval of this professional service proposal in the amount of $3,575.

RE: Preparation of a Two Lot Subdivision Replat,
Williams, Western & Wayne Street, South Bend, Indiana:
Dear Mr. Relos:

Please accept this letter as our written cost proposal to provide your Department with Survey services
to prepare a Two Lot Subdivision Replat for the properties bounded by Williams Street on the West,
Wayne Street on the North, Western Avenue on the South and Vacated Franklin Street on the East. The
purpose of the Subdivision Replat is to split off the existing parking lot being leased to the Veteran's
Administration facility and place the existing Gates Service center facility on a separate lot. Our cost
estimate for the preparation of the Subdivision is shown below:
A). Preparation of a Two Lot Subdivision Replat:
1). The cost for the preparation of the Subdivision, all required paper work, setting of property corners,
attendance at required Plat Committee meetings, filing and recording fees would be $ 3,575.
If this proposal is acceptable, we will require a copy of the deed for the properties. With project
approval by June 10, we could have crew on site within 8 -12 working days or less, and submit the
subdivision for approval by July 8t' with approval on August 15th or September 5th depending on APC
Plat Committee meeting schedule.
Any requested drawing revisions by any review agency would be done at our standard hourly rates,
which are attached.
