PETITION OF THE ADV ISORY BOARD OF
ZONING APPEALS FOR THE PROPERTY
LOCATED AT 221 N IRONWOOD DR
COUNCILMAN IC DISTRICT NO . 4 IN THE CITY
OF SOUTH BEND, INDIANA
Clerk Tirado read the bill to the Council for its second (2 nd ) reading.
After the second (2 nd ) reading , Counci lm ember Dr. Davi s stated that Bill No . 44-25 went before
the Zoning and Annexation Comm itt ee and comes with a favorable recommendation.
Counci lm ember Warner requested that the petitioner(s) state their name and address and share key
points before the council.
Brian Killen, Zoning Administrator, with offices on the fourteenth (14t h) floor of the County-City
Building, South Bend , IN 4660 l , request s a use variance at propetiy located at 22 1 North Ironwood
Drive to have a nail salon as a home occupation. The petitioner requests a use variance so that the
shed can be renovated into a nail sa lon for one (I) client at a time.
Adam Linback and Carley Hamilton , 221 North Ironwood Drive, South Bend , IN 46615 , stated
that renting a chair at a salon or leasi ng commercia l space is not financially feasible and requests
the use variance to utili z e the shed on th e property for a nail salon. Adam al so stated that the
accessory building wou ld be maintained and meet all code requirements.
Counci l member Gooden-Rodgers clarified if there would on ly be one chair in the salon.

Councilmember Dr. Davis requested a meeting regarding how much tax revenue has been
generated from tax abatement supported projects over the last ten ( 10) years.
Councilmember White stated she will be holding another Residential Neighborhoods Committee
Meeting that will include the dates for the walking tours .
Councilmember Bolden-Simpson announced that Di strict Five (5) will be hosting a neighborhood
spruce-up on August 23, 2025, at 09:00 A.M. near Monroe Primary School and invited all to
attend.
