Committee Chair Dr. O li ver Davis called to order the Zoning and Annexation Committee meeting
at 6:30 P.M.
Bill No. 44-25 -Use Variance at 221 North Ironwood Drive
Committee Chair Dr. Oliver Davis adjured the petitioner(s).
Brian Killen , Zoning Administrator, with offices on the fourteenth ( 14th) floor of the County-
City Building, South Bend, IN 4660 l , requests a use variance at property located at 22 1 North
Ironwood Dri ve to have a nail salon as a home occupation. The petitioner requests a use variance
so that the shed can be renovated into a nail salon for one ( l) client at a time .
Committee Vice Chair Rachel Tomas Morgan asked if the shed complies with the standards for
an accessory building.

Brian Killen stated yes.
Committee Chair Dr. Davis asked if there were any restrictions.
Brian Killed stated only one (1) restriction for servicing one (1) client at a time.
Committee Member Troy Warner asked ifthere were any business hour restrictions .
Brian Killen stated he would follow up.
Adam Linback and Carley Hamilton , 221 North Ironwood Dri ve, South Bend , IN 46615 , stated
that renting a chair at a salon or leasing commercial space is not financially feasible and requests
the use variance to utilize the shed on the property for a nail salon . Adam also stated that the
accessory building would be maintained and meet all code requirements.
Carley Hamilton stated she does not work after 6:30 P.M .
Committee Member Warner asked for business hour restrictions moving forward.
Committee Chair Dr. Davis held the public hearing, and nobody spoke.
Committee Member Karen L. White mo ve d to send Bill N o . 44-25 to the Committee of the Whole
with a favorable recommendatio n, which was seco nd ed by Citizen Member Stacey Odom and
carried by a vo te of five (5) ayes with one (1) Citizen Member absent.

With no further business , Committee Chair Dr. Oliver Davis adjourned the Zoning and
Annexation Committee meeting at 6:42 P.M.
