It is situated on a brick foundation. The exterior walls are clapboard siding with corner boards, and the roof is covered with asphalt shingles. There is a full width porch across the front with wood flooring and balustrade and spindle newal posts, doric wood columns, concrete steps and lattice work at the base. The windows are mostly wood 1/1 double hung thoughout, with an oval hall window on the south, an arched window in porch, and a fanlight in the front gable. DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to: 1) Reframe the back section of the roof that was damaged by fire in 2015. While reframing, raise the pitch of this back section of roof to allow more head space and reshingle with CertainTeed Landmark shingles. 2) Widen the south gable by six feet by bringing the ridgeline up to match the proposed raised pitch and extending the sides. This would allow standing room for tall individuals. STANDARDS AND GUIDELINES: Roofs, Gutters/Downspouts, Soffits: 19-21. Additions: 36-37. SITE VISIT REPORT: Historic Preservation Specialist Kate Himick was able to inspect the back end of the house and the south gable from the outside. The south gable appears in good condition. Homeowner states that when widening the south gable, they intend to replicate details such as the eaves returns and re-use the original material where possible. Homeowner wants the widened gable to replicate the existing gable. STAFF RECOMMENDATION: The back section of the roof sustained severe structural damage during the 2015 fire, and modestly raising the pitch would not impact the character of the home. The back section is also not visible from the street. Widening the south gable would also have no impact on the overall character and visual impact of the home, especially given that the homeowners intend to replicate the look of the gable currently and re- use original material where possible. No jobs can be subcontracted under any of Reliable Roofing and Construction, without approval by upper management. In case this happens we will not insure any of the work done by subs and will void warranty through Reliable Roofing and Construction. 5) Changed Conditions: Any work not indicated in the plans or specifications, that must be added, repaired, or replaced as a result of hidden, concealed, or changed conditions, or that is required for compliance with buildings codes or other regulations, shall result in a change order, and shall be paid in full by the Owner/Customer, subject to terms and conditions of this contract. 6) Warranty: Company warrants all work will be performed in a good and workmanlike manner.
