1. A proposed ordinance of CECILIA BROWN to zone from S1 Suburban Neighborhood 1
to OF Urban Neighborhood Flex, property located at 3527 LINCOLNWAY, City of
South Bend - PC# 0244-25. (Audio Position: 03:50)
STAFF REPORT

Analysis: Lincoln Way West is a major mixed use corridor. Rezoning the property to OF
would allow for a small scale commercial use that is consistent with the land use of the
surrounding area.
Staff Recommendation: Based on information available prior to the public hearing, the
staff recommends the Plan Commission send the rezoning petition to the Common
Council with a favorable recommendation.
PETITIONER
Cecilia Brown, 56827 Sundown Road, South Bend, appeared in person to present.
INTERESTED PARTIES
Derek Fodrocy, 3601 Lincolnway West, appeared in person with questions regarding the
hours of business, number of customers, exterior lighting and possibility of mixed use.
