shown on the Plat of J.F. Kirby's Additior to South Bend as recorded in Plat Book 2, Page 56
in the Office of the Recorder of St. Joseph County, Indiana and being all that part of land
described in Instrument No. 9520767, lying within the right of way lines depicted on Route
Survey Plat for Fellows Street, City of South Bend Project Recorded January 15, 1999 as
Instrument No. 9901973 in the Office of the Recorder of St. Joseph County, Indiana,
described as follows:
Beginning at the Southeast Corner of said lot; thence South 89 degrees 14 minutes
53 seconds West (Bearings Assumed) 12.02 feet along the South line of said lot; thence
North 41 degrees 41 minutes 52 seconds East 18.06 feet; to the West boundary of Fellows
Street; thence South 0 degrees 01 minute 00 seconds East 13.33 feet along the boundary of
