PURPOSE OF REQUEST: Budget Request for $1.3 million for demolition of the structures at the former South
Bend Range Site located at 133 Cherry Street and general site cleanup
SPECIFICS: On January 24, 2025, the Board of Public Works acquired the property commonly known as South
Bend Range located at 133 Cherry Street via a tax sale deed. The property is in severe disrepair and The Near
Westside Neighborhood Association has petitioned the City to take action to address the site.
The parcel has one large structure, an outbuilding, and a wall that encompasses the southern portion of the
property. Based on site visits to the property the buildings and walls are in such a state of disrepair as to be a
danger to any who may access the property and as such would be suitable for demolition. There are localized
failures within the main building leading to partial collapses.
The $1.3 million would cover the demolition of the main structure, the outbuilding and the portion of the wall
that connects to the main building. Any funds remaining after the demolition of the above the remainder will be
used to clear the large amount of debris and trash from the courtyard of the site. If approved, demolition work
would begin in the calendar year 2025.
RDC staff are confident that addressing this site will be a long-term benefit to the Near Westside Neighborhood
by removing a dangerous eyesore and existing hazard.
Staff recommends approval.
