lot at a point Fifty-three (53) feet South of the Northeast corner of
said lot; running thence South on said East line of distance of One
Hundred (100) feet to the Southeast corner of said lot; thence West Forty
(40) feet to the Southwest corner of said lot; thence North One Hundred
(100) feet; thence East Forty (40) feet to the place of beginning, in St.
