HISTORIC LANDMARK UNDER ORDINANCE NO. 5565-73,
AMENDING ORDINANCE NO. 4990-68, AS AMENDED,
COMMONLY KNOWN AS THE ZONING ORDINANCE OF THE
CITY OF SOUTH BEND
WHEREAS, the Historic Preservation Commission of
South Bend and St. Joseph County has petitioned for the
designation of the following described real estate as an
Historic Landmark under Ordinance No. 5565-73, as amended , to wit:
Lots 6 & 7 O.P. River Park
The improvements located upon said
land can be commonly described as
935 S. Ironwood Drive
hereinafter referred to as the "PROPERTY.''
WHEREAS, the Historic Preservation Commission
of South Bend and St. Joseph County has recommended the designation
of the PROPERTY as an Historic Landmark.
BE IT ORDAINED BY THE COMMON COUNCIL OF THE CITY OF
SOUTH BEND, INDIANA:
SECTION 1.
That the above described PROPERTY be, and it is hereby,
designated and established as an Historic Landmark under Ordinance
No. 5565-73, as amended.
SECTION 2.
That this Ordinance shall be in full force and effect
from and after its passage by the Common Council, approved by the
Mayor and legal publication.

historical notes
The North fraction, of the North West 1/4, of Section No. 17, Township No. 37 North,
Range 3 East, containing 103.30 acres was entered as United States Land, 18th November
1830 by Daniel Kripe (Cripe) of Montgomery County, Ohio. This land was registered
in the land office at Fort Wayne the lst of March 1831 (Deed Record 156, page 633).
Although some of Daniel Cripe's brothers remained in St. Joseph County, Daniel did
not, and in 1840 from Wabash Go., Indiana, he gave a Warranty Deed to Nathan and
Electra Russ of St. Joseph County. Nathan and Electra Russ of the Township of Mish-
awaka deeded the property in 1844 back to Daniel Cripe. The land changed hrnds from
Daniel Cripe to A. B. Judson to Dewitt Eggleston, to Robert Montgomery, to Mary E.
Warden. Mary E. Warden sold her land to Albert and Ida M. Horne and Benjamin and Mary
V. Dunn. On the 7th of April 1892, Albert Horne and Benjamin Dunn recorded the orig-
ingal plat for River Park 7th April 1892. On the 6th of June 1892, they sold Lot 6
O.P. River Park on West Street to Charles A. Byers for :190.00. Byers and his wife,
Maria E., recorded, (1892 1894) three mortgages on Lot 6 with the Building and Loan
Association of Lough ^end to secure payments of $800., $100., and $186.00.
The property was sold at a tax sale in 1895 for delinquent taxes for the years 1893 and 18911.
The Building and Loan Association had the sale cancelled, and on the 4th of September 1895,
they received a Warranty Deed from Charles and Maria Byers. The Byers reserved possession
of the premises until the 6th of November 1895. Charles Byers was a carpenter and he
surely must have built a house,on Lot 6 between 1892-and 1895•
On the 25th of August 1896, the Building and Loan Association of South Bend sold Lot 61
O.P. River Park to William T. Hutchison for a consideration of $1,000.00. The price
would indicate that there was a house on Lot 6 as the Hutchison paid only $400.00 for
Lot 7, of the same size, six years later. The Hutchison :.ortgaged Lot 6 for $500.00 in 1896
and $800.00 in 1897, but both of these mortgages were released by 1900.
The 1898 South Bend Directory lists William T. and Maggie Hutchison living on Hest Street
in River Park, Post Office,, South Bend.
William Hutchison was a pattern maker who first worked for South Bend Chilled Plow, but
by 1899, he was a pattern maker at.the Oliver Plcsr Plant. There is a record of three
children born to William T. and Maggie (Brown) Hutchison in South 'end.
In the 1905 Directory, West Street had been changed to South Ctb Street. The 1.906
Directory lists William Iutchison still a pattern maker at Olivers, and it also shows
he served as Treasurer of the River Park School Board. The 1910 Directory lists the
Hutchison house as 935 South 6tit Street.

Historical Notes - continued from survey card
In 1911, River Park became a part of the City of Souti� Bend.
Sometime between the years 1912 and 1914, the Hustchison family removed from South
Bend These were very poor business years at the Oliver Plant because of the war
in Europe. William Hutchison might have been forced to seek work away from South
Bend as he is not listed in the directories The house became rental property from
1914 to 1918. On `the 14th of May 1918, William and Margaret A. Hutchinson sold
Lots 6 and 7, subject to the payment of the 1918 taxes, to Elmer I. Beistel(dentist),
Fred H. Schrop,a. credit manager moved into the house in 1920, but he did not pur-
chase the property from his brother -in -law, Elmer I. Beistle and wife, Sarah Schrop
Beistle until the 28th of August 1928, (1923 number changed to 935 22nd Street -
1928 the number was again changed to 935 South Ironwood. )
The 1932 assessment record lists this house as 1 - 1/2 stories with a E (Bungalow)
type 4 (cheap constructuion) classification, built in 1902. Although additions have
been made to this house, built before 1898, the house still retains much of its
original architectural style.
Note: The house always has been considered two stories by the Schrops and the
Sherks. The 1 - 1/2 story bungalow classification was because there was no attic
over the original three upstairs bedrooms.

RE: Proposed designation of property located at 935 South Ironwood Drive
Dear Mr. Wasielewski:
The Staff of the Area Plan Commission has reviewed the Historic Preservation
Commission's proposed designation of the above property as an historic land-
mark with respect to the relationship of said property to any capital improve-
ments proposed for nearby rights -of -way, easements or properties.
The City Engineer's office was contacted as to the future improvement of
Ironwood Drive. They indicated that Ironwood Drive at this location has
an 80 foot right -of -way, so no additional right -of -way will be required.
We, therefore, find no proposed improvement that will conflict with this
structure; and return a favorable recommendation to the Historic Preserva-
tion Commission and the Common Council.
