AN ORDINANCE AMENDING ORDINANCE NO. 4990 -68, AS
AMENDED, COMMONLY KNOWN AS THE ZONING ORDINANCE
OF THE CITY OF SOUTH BEND, INDIANA (Chapter 21,
Municipal Code).
BE IT ORDAINED by the Common Council of the City of South Bend,
Indiana:
Section 1. Ordinance No. 4990 -68, as amended, which ordinance is
commonly known as the Zoning Ordinance of the City of South Bend, Indiana be
and the same hereby is amended in order that the zoning classification of the
following described real estate in the City of South Bend, St. Joseph County,
State of Indiana:
Beginning at a point on the west line of the
southwest (1/4) of Section 20 T.37N.,R.3E.
said point being 899 feet north of the southwest
corner of said section, (said point also being
the intersection of the west line of said
Section 20 and the present city limit line
extended west); thence north 89038'56" east a
distance of 1438.69 feet; thence south 00004'28"
west a distance of 899.16 feet to the south line
of said section, (said line also being the
centerline of Inwood Road); thence west along
said south section line and the present city
limits a distance of 448.69 feet more or less;
thence continuing west along said south section
line a distance of 990 feet more or less to the
southwest corner of said section; thence north
along the west line of said section (said line
also being the centerline of Ironwood Road) a
distance of 899.16 feet to the point of beginning;
containing approximately 29.67 acres.

Section 2. This Ordinance shall be in full force and effect from

We, the undersigned, make application and petition the South Bend Common Council
to amend the Zoning Ordinance as herein requested

RE: A proposed ordinance initiated by the Area Plan Commission to zone
from "A" Residential, "A" Height and Area, to "B" Residential, "B"
Height and Area, property located at the northeast corner of Inwood
Road and Ironwood Drive, recently annexed to the City of South Bend
Gentlemen:
The attached rezoning petition initiated by the Area Plan Commission was
legally advertised on July 10, 1982. The Area Plan Commission gave it a
public hearing on July 20, 1982, at which time the following action was
taken:
Upon a motion by Rene Vandewalle, being seconded by William
Limerick and unanimously carried, the proposed ordinance
initiated by the Area Plan Commission to zone from "A"
Residential, "A" Height and Area, to "B" Residential, "B"
Height and Area, property located at the northeast corner
of Inwood Road and Ironwood Drive, recently annexed to
the City of South Bend, is sent to the Common Council
with a favorable recommendation, subject to the final
site plan which was approved in September of 1978.
The deliberations of the Area Plan Commission and points considered in
arriving at the above decision are shown in the minutes of the public
hearing, and will be forwarded to you at a later date to be made a
part of this report. Attached, for your consideration in the review
of this matter, is a copy of the Area Plan Commission's Staff Report.

The property contains a portion of the St. Paul's
Retirement Center, and also contains a City re-
tention basin.
Located to the north is the remainder of
St. Paul's Retirement Center, zoned "B"
Residential, "B" Height and Area; located to
the east is vacant land zoned "R" Residential;
located to the south is vacant land zoned "R"
Residential and the Irish Hills Apartments zoned
"B" Residential, "A" Height and Area; and to the
west are single family homes zoned "A" Residential,
"A" Height and Area.
Access to the site is from Ironwood and Inwood
Roads.
DATA: The total site is 29.67 acres.
STAFF COMMENTS: The property to the north of this site was
rezoned to "B" Residential in September of
1978 for a retirement center which would also
include this site. A final site plan was approved
for the total area with an agreement that upon
completion of the retirement center, the southern
portion of the site would be annexed.

Ironwood Road. With regard to the annexation of a portion of that property by
the City of South Bend and the rezoning of the property, our client is willing
to rely upon the site plan it submitted which was approved by the Area Plan
Commission on September 20, 1980 with a reference number of 609 -78.
