The campus, to be developed in two phases, will include a 5-story commercial office building, 150 market-rate apartments, ground-floor restaurant and retail spaces, civic events plaza, and a 115-key hotel, all supported by a new 250-space connected parking garage. The project is partially supported with funding from a READI 2.0 grant. Hendricks Commercial Properties BOTTLEWORKS DISTRICT Architect:Eppstein Uhen Dates:1/19 - 12/20 12/21 - 3/25 Cost:$61,000,000 + $34,000,000 SF:253,420 + 220,000 Scope: Shiel Sexton was CM on several buildings in Phase 1 of the Bottleworks District Development on Mass Ave in Indianapolis.Buildings were three- or four-story structures and included ground-level retail, office space, and lower level parking. Building 16 was a three-story parking structure with an active green roof space. Shiel Sexton also completed several headquarters build-outs, a rooftop lounge, and an urban design package featuring pathway and lighting that connected all buildings covering two city blocks. Shiel Sexton has since been hired as CM for Phase 2 of the Bottleworks District development which includes two new buildings, 38,000-SF of prime retail and restaurant space, and 182,000-SF of Class A office space. The Shiel Sexton Program is people focused and protection driven. Every single employee at our organization fully understands their role in providing a safe workplace. Everyone has a specific and measurable responsibility to safety and the prevention of accidents. All Shiel Sexton superintendents are fully trained in construction safety compliance with 10- and 30-hour OSHA cards. Every Shiel Sexton employee is required to earn an OSHA 10-hour certification and every Shiel Sexton Site Supervisor is required to earn an OSHA 30-hour certification. All procedures requiring documented written training or competent person designations will be validated and maintained in the Shiel Sexton project office. The Shiel Sexton Safety Department routinely audits the employee safety training database to ensure all field and project personnel are up to date on safety trainings. The Job-Specific Quality Plan (JSQP) covers all stages of the project from design through construction and warranty. The JSQP will be published, distributed, and signed-off by the entire project team during project start-up. We utilize Procore, a construction management software that combines mobile technologies at the construction site with cloud-based collaboration and reporting. Throughout the life cycle of the project, subcontractors, designers, owners, and the construction team can immediately access the latest drawings, daily reports, RFIs, and quality checklists. All Shiel Sexton field management personnel use Procore. This accessibility and mobility gives the project team a tremendous advantage in the field audit, inspection and reporting process. As a result, quality and safety issues are managed while the work is being put in place, avoiding delays and costly re-work. In total, Shiel Sexton has completed over $1.6 billion in LEED certified projects with another $140 million in projects that are seeking certification. One way Shiel Sexton works to reduce its carbon footprint is through Shiel Sexton Concrete’s partnership with imi, which has implemented CarbonCure into pours since 2017. CarbonCure infuses CO2 into concrete mixtures, where the CO2 then mineralizes. This injection of the CO2 means that the carbon dioxide gas does not get released into the atmosphere thus reducing emissions and lessening the effect of construction on the environment. As an example on a recent project, our CarbonCure concrete usage translated into a total carbon savings of 507,500 lbs. CONSTRUCTION DOCUMENTS (CD) During the CD stage the construction team works closely with the designers to complete documents and maintain the GMP amount. We prepare drawings for market bidding and ensure all allowances are carefully managed and reported to the Owner. The CD stage culminates with the bidding stage. CONTINGENCY The Shiel Sexton team will establish a design and construction contingency that will cover undefined portions of the project and will be managed throughout the design process. As the drawings become increasingly detailed and defined, the contingency amount will be drawn-down. ALTERNATES/VALUE ENGINEERING The detailed estimates provided by Shiel Sexton will allow the Owner to better understand where its money is being spent. This will also allow Shiel Sexton an opportunity to provide value engineering and alternates to consider. This will give you an opportunity to maximize the scope of work for the budget. INTEGRATED SCHEDULE Each estimate will be accompanied by an integrated CPM schedule. GUARANTEED MAXIMUM PRICE: As we work through the early planning process, we will begin with a detailed control budget. The design and construction teams will work to identify the best design solutions for the project and deliver a GMP that meets your budget.
