THIS INDENTURE WITNESSETH, that THE J. ELMER PEAK TRUST
BY ITS CO -TRUSTEES, MONICA PEAK and 1ST SOURCE BANK, Grantors,
Releases, Conveys and Quitclaims to:
THE CIVIL CITY OF SOUTH BEND, for and in consideration of One Dol-
lar ($1.00) and other valuable consideration, the receipt of which
is hereby acknowledged, Real Estate in St. Joseph County, in the
State of Indiana, described as follows:
A part of the West Half of the Northeast Quar-
ter of Section Twenty-two (22), Township
Thirty-seven (37) North, Range Two (2) East, in
the City of South Bend, in St. Joseph County,
Indiana, described as follows:
Commencing at the Southwest corner of said
Quarter Section; thence Easterly 152.90 feet
along the South line of said Quarter Section to
the Southwest corner of the Owner's land;
thence Northerly 2,345.96 feet along the West
line of said Owner's land to the Southeastern
boundary of Prairie Avenue (S.R. 23) and the
point of Beginning of this description (which
point is 30.00 feet [measured at right angles]
from the centerline of said Prairie Avenue);
thence Northeasterly 173.57 feet along the
Southeastern boundary of said Prairie Avenue;
thence Southwesterly 179.21 feet of the West
line of the Owner's land; thence Northerly
11.35 feet along said West line to the point of
beginning and being a part of Lots Numbered
Twenty (20), Twenty-one (21), Twenty-two (22)
and Twenty-three (23) as shown on the recorded
Plat of J. Elmer Peak First Addition to the
City of South Bend, Indiana, recorded July 11,
1924 in Plat Book 11, page 164.
Subject to applicable taxes, restrictions and
easements of record as may exist.
