The property sought to be rezoned is located near the intersection of Olive Street and Sample Street, South Bend, Indiana 2. Name of property owners: St. Joseph County; and Albert and Arthur Schulman, Jeannie Cohen P. 0. Box 687 South Bend, Indiana 46624 (Owners of North 82' lots 580, 581 Summit Place Add.) 3. It is desired and requested that this property be rezoned from "A" Residential, "C" Commercial, and "D" Light Industrial, "A ", "D ", "E" and "F" Height and Area, to "B" Residential and "E" Heavy Industrial, "A" and "F" Height and Area. 4. JOHNSON Executive Director (219) 284 -9571 RE: A proposed ordinance initiated by the Area Plan Commission to zone from "A" Residential, "C" Commercial and "D" Light Industrial, "A "D", "E" and "F" Height and Area to "B" Residential and "E" Heavy Industrial, "A" and "F" Height and Area, property located northeast, northwest and south- east of the intersection of Olive Street and Sample Street, City of South Bend Gentlemen: The attached rezoning petition initiated by the Area Plan Commission was legally advertised on February 5, 1983. The Area Plan Commission gave it a public hearing on February 15, 1982, at which time the following action was taken: Upon a motion by John.Leszczynski, being seconded by Joseph Serge and unanimously carried, the proposed ordinance initiated by the Area Plan Commission to zone from "A" Residential, "C" Commercial and "D" Light Industrial, "A ", "D ", "E" and "F" Height and Area to "B" Residential and "E" Heavy Industrial, "A" and "F" Height and Area, property located northeast, northwest and southeast of the intersection of Olive Street and Sample Street, is sent to the Common Council with a favorable recommendation. The deliberations of the Area Plan Commission and points considered in arriving at the above decision are shown in the minutes of the public hearing, and will be forwarded to you at a later date to be made a part of this report. Serving: South Bend, Lakeville, New Carlisle, North Liberty, Roseland & St. Joseph, County, IN STAFF REPORT APC INITIATED #826 -83 February 4, 1983 Olive and Sample Streets, South Bend REQUESTED ACTION: This petition has been initiated to zone parcels of land involved in the Olive - Sample Interchange Project from "A" Residential, "C" Commercial and "D" Light Industrial, "A ", "D ", "E" and "F" Height and Area to "B" Residential and "E" Heavy Industrial, "A" and "F" Height and Area. The petitioned area north of Sample Street is to be zoned to "B" Residential and the area south of Sample Street is to be zoned "E" Heavy Industrial. The large majority of this area will be utilized as right - of -way for the Olive - Sample Interchange, but there are some remnant parcels that could be developed at some future date. This rezoning would insure that the development of any of these remnant parcels would be compatible with the surrounding neighborhood. EXISTING LAND USE: The petitioned area north of Sample Street is vacant, and the petitioned area south of Sample Street is partially utilized as an industrial operation. SURROUNDING LAND USE & ZONING: Located to the north of Sample Street is a residential neighborhood zoned "B" Residential, and located south of Sample Street are various industrial uses zoned "E" Heavy Industrial. SITE PLAN: No site plans are required for rezoning petitions initiated by the Area Plan Commission.
