Comprehensive documentation provides a complete understanding of the project. Problems often occur during a project review or during the execution of the project when the property owner, staff or commissioners are unclear as to project specifics. Applications will NOT be processed without required documentation. Photographs may be submitted in digital format or in photographic print. When a project involves blueprints and/or site plans, one (1) set shall be submitted with the Application. Any documentation submitted to this office cannot be returned to the applicant. APPLICATION FEE The application processing fee for any Application for a Certificate Of Appropriateness is $20 Payment must accompany the application at the time of submission. For an electronically submitted application, payment must reach the HPC office within 48 hours following transmission. MEETING ATTENDANCE When an Application has been scheduled for any meeting, the owner, architect or contractor(s) retained for the project shall attend the meeting where their project will be reviewed and a decision rendered. Failure by the owner, architect, or contractor to attend such meetings may result in denial of the Application due to insufficient representation. CERTIFICATE ISSUANCE Certificates of Appropriateness will be filed with the Building Department of South Bend and St. Joseph County. A copy of the Certificate will be emailed directly to the owner and/or contractor(s) listed on the application. INSPECTION AUTHORITY All projects will be inspected during and following execution for compliance with the decision(s) rendered by the Historic Preservation Commission of South Bend and St. Joseph County. Ice damming, wind driven rain, pipes installed in attic spaces, and other circumstances beyond our control, are not covered. Work Change Order: In the even.t of any deviation f'rom the above estirnate involving an alteration in the scope of work, or any additional costs, Rooftech Construction, t,LC will attempt to notily the customer. Due to specificjob-related variables, work change orders will be verbal and/or rvritten. Work change orders do not require a signed document to be enforceable. No jobs can be subcontracted under Rooftech Construction, LLC without rvritten consent of company upper management. Unforeseen Conditions: Any duties not indicated in the plans or specifications of the above listed contracted duties, that must be added, repaired, or replaced as a result ofhidden, concealed or changed conditions, or that is required fbr cornpliance with building reguiations andlor codes, will result in a WOBK CHANGE ORDER. Work change orders will result in, but are not limited to, additional services, materials, and labor. All of whieh will incur additional costs that will be paid in full by the OWNER/CUSTOMER, subject to the terms and conditions of this contract. Conditions: This proposal is valid for 30 da5,s. Driveway/Parking Surfaces: During the compietion of contracted duties heav-v equipment such as, but not limited to, portable cranes, boom trucks, dumpsters, and material delivery vehicles will have to utilize the properties driveway andy'or parking lots.
