in the City of South Bend, Indiana more particularly described as follows:
Beginning at a point on the Northerly line of Western Avenue, 150-05 feet
Westerly of the Northwest intersection of Western Avenue and Summit Drive
as shown on the recorded plat of Mayflower lst Unit, an Addition to the
City of South Bend recorded in Plat Book 20 Page "M" in the Office of the
St. Joseph County Recorder; thence Westerly along said Northerly line of
Western Avenue, 50.02 feet; thence North parallel with the West iine of
Summit Drive, 40.01. feet; thence Easterly and 40.00 foot North (measured
perpendicular to said Northerly line of Western Avenue) parallel with said
Northerly line of Western Avenue, 50.02 feet to a point 150.00 feet West
of the West line of Summit Drive (perpendicular measurement); thence South
parallel with said West line of Summit Drive, 40.01 feet to the place of
beginning.
Grantor reserves to itself, its heirs, successors in interest and assigns
the right of ingress and egress to and from property Grantor owns as described
in a Deed dated July 25, 1974 from Achille C. Colpaert, recorded July 30,
1974 in Deed Record 789, Page 445 in the Office of the Recorder of St. Joseph
County, Indiana (excepting the above described parcel) and Western Ave.
(Indiana Hvry. 112) and. lands to the West of the above described parcel.
