in the State of Indiana, to wit:
A part of Lot Numbered One (1) as shown on the recorded Plat of
Martin L. Wenger's First Addition to the City of South Bend, and
described as follows, viz:
Beginning on the South line of Sample Street in said City,, at a
point 98.08 feet West of the Northeast corner of said Lot
numbered One (1) ; thence West along the South Line of Sample
Street, a distance 99.8 feet, more or less, to the Northwest
corner of said Lot No. One (1) ; thence South 7.92 feet to the
Northerly line of the right of way of the New York Central
Railroad Company; thence Southeasterly along said Northerly
line of the right of way of said New York Central Railroad
Company, to a point due South of the place of beginning; thence
North to the place of beginning.
Subject to all existing real estate taxes, which taxes Grantee
assumes and agrees to satisfy.
