STATEMENT OF PURPOSES AND INTENT TO ESTABLISH an Historic Preservation District, to be known as the Riverside Drive Historic Preservation District, with such uses as permitted in Section 21-36.1 of the Municipal Code of the City of South Bend, such District having been recommended by the Historic Preservation Commission of South Bend and St. Joseph County, for the purpose of preserving the architectural, historical, and cultural significance and educational value of the described area. NOW, THEREFORE, BE IT ORDAINED by the Common Council of the City of South Bend, Indiana as follows: SECTION 1. Ordinance No. 4990-68, as amended, which ordinance is commonly known as the Zoning Ordinance of the City of South Bend, Indiana, be and the same hereby is amended in order that the zoning classification of the following described real estate in the City of South Bend, St. Joseph County, State of Indiana: A parcel of land being a part of Sec. 1 and 2, T.38N. , R.2E. , Portage Township, City of South Bend, being more particularly described as follows: Beginning at the intersection of the West right-of- way line of Riverside Drive and the South right-of- way line of Angela Boulevard, thence South along said West right-of-way line to the North right-of- way line of the first East/West alley North of Portage Park Recorded Subdivision, thence West ..7 ,..2.1 LT....�L -11-- 94..., a.. .. .......a the West right-of-way line of an alley, thence southeasterly along said West right-of-way line of said alley to the North right-of-way line of Golden Avenue and the Northeast corner of Lot 19 of said Subdivision, thence southeasterly to the South right-of-way line of Golden Avenue and North Lot line of Lot 83 Shetterly Place Third Plat Recorded Subdivision, thence easterly along said Lot line to the Northwest corner of said Lot and the West right-of-way line of the first North/South alley West of Riverside Drive, thence southerly along said alley's West right-of-way line to a point of intersection with the North right-of-way line of California Avenue, thence southeasterly to the Northwest corner of Lot 62 Shetterly Place Third Recorded Subdivision and the South right-of-way line of California Avenue, thence East along said South right-of-way line 69 feet more or less, thence South 50 feet more or less, thence East 67 feet more or less to the East line of Shetterly Place Third Addition Recorded Subdivision and also the West line of Chapin Place First Plat Recorded Subdivision, thence South to a point 40.61 feet, more or less, North of the Southwest corner of Lot 40 of Chapin Place First Plat Recorded Subdivision, thence East 44.33 feet more or less, thence North to the South right-of-way line of Riverside Drive, thence southeasterly along said right-of-way line to the West right-of-way line of Forest Avenue, thence South along said West right-of-way line 21.2 feet more or less, thence Southeast to a point 95 feet more or less, South of the Northwest corner of Lot 44 of said Subdivision and the East right-of- way line of Forest Avenue, thence East 70 feet more or less, thence South 50 feet more or less to the South Lot line of Lot 45 of said Subdivision thence East to the West Lot line of Lot 73 of said Subdivision, thence South along said Lot line to the Southwest corner of said Lot, thence East along the South line of said Lot to the East right-of-way line of Park Avenue, thence South along said East right-of-way line to the Southwest corner of Lot 5 of M.E. BE AND THE SAME IS HEREBY established as an Historic Preservation SECTION 2. The Historic Preservation Commission of South Bend and St. Joseph County shall adopt guidelines for the Riverside Drive Historic Preservation District. SECTION 3. Serge, was legally advertised May 10 and May 11 , 1985. The Area Plan Commission gave it a public hearing on May 21 , 1985, at which time the following action was taken: Upon a motion by Joseph Serge, being seconded by Rene Vandewalle and carried, with Brian Crumlish abstaining, the proposed ordinance initiated by Councilman Joseph Serge to establish an Historic Preservation District for Riverside Drive, located along Riverside Drive, west of Lafayette Boulevard and south of Angela Boulevard, City of South Bend is sent to the Common Council with a favorable recommendation The deliberations of the Area Plan Commission and points considered in arriving at the above decision are shown in the minutes of the public hearing, and will be forwarded to you at a later date to be made a part of this report. The proposed district is bounded by the St. Joseph River on the north, Leeper Park on the east, and generally, on the south and west, by the rear property lines of the homes that front on Riverside Drive. EXLSTLNG LAND USE: The petition area contains single-family homes.
