Ordinance No. 4990-68, as amended, which ordinance is commonly known as the Zoning Ordinance of the City of South Bend, Indiana, be and the same hereby is amended in order that the zoning classification of the following described real estate in the City of South Bend, St. Joseph County, State of Indiana Lots Numbered One (1) , Ninety-five (95) and Ninety-six (96) as shown on the recorded plat of Whitcomb Keller's Sunnymede 1st Add. , to the City of South Bend be and the same is hereby established as "A" Residential , "A" Height and Area. Eddy Street, City of South Bend Gentlemen: The above referenced ordinance initiated by Councilman Beverlie Beck was legally advertised April 5, and April 6, 1985. The Area Plan Commission gave it a public hearing on April 16, 1985, at which time the following action was taken: Upon a motion by Richard Larrison, being seconded by Joseph Serge and carried, with Chuck Sausman and John Trott voting "nay", the proposed ordinance initiated by Councilman Beverlie Beck to zone from "B" Residential, "A" Height and Area to "A" Residential, "A" Height and Area, property located at 1104 E. Jefferson Boulevard, 1105 E. Wayne Street and 220 S. Eddy Street, City of South Bend is sent to the Common Council with a favorable recommendation. PLEASE NOTE that the Ordinance has been amended by the petitioner to include a legal description different than that used for the Common Council 's first reading. The amended Ordinance was the Ordinance legally advertised and heard by the Area Plan Commission. Eddy Street REQUESTED ACIION: This proposed ordinance requests that the property described in the petition be rezoned from "B" Residential , "A" Height and Area to "A" Residential , "A" Height and Area. EXISTING LAND USE: There are three properties, one is vacant, and the other two have single-family homes. SURROUNDING LAND USE AND ZONING: Located to the north across Jefferson Boulevard is the First Christian Church zoned "A" Residential ; to the east is a vacant lot and two single-family homes zoned "A" Residential ; to the south across E. Wayne Street is a single-family home zoned "B" Residential , and to the west across Eddy Street is a day care center, and a dental office zoned "B" Residential , and the Van Mele & Associates office building zoned "C-1 " Commercial .
