Pietsch III Maintenance Manager Water Works – Water Treatment 830 North Michigan Street South Bend, IN 46601 Subject: Carriage Hills Well #4 Roof Replacement Date: August 29, 2023 Dear Board Members, The Division of Water Works – Water Treatment, North Pumping Station is requesting approval for the replacement of the failing roof at Carriage Hills Wellfield for Wellhouse #4. The current roof has deteriorated over time and needs replacement to continue to help protect the equipment inside of the structure against rain, sunlight, wind, and extremes of temperature. We have requested estimates for the roof replacement and have received 2 quotes and one response declining to provide a quote. Reviewing the quotes, we have found that Dudeck Roofing and Sheet Metal has the most competitive price of $17,800. The roofing system includes a 20-ye ar warranty covering materials and labor after completion . Slatile provided an estimate for $21,000 that included a 10-year manufacturer warranty with options to add a 15- year warranty for $500 or to add a 20-year warranty for $800. Midland Engineering was solicited for a quote but declined to provide one for this roof replacement. We kindly request your consideration and approval of the proposal from Dudeck Roofing and Sheet Metal to replace the roof at Carriage Hills Well #4. Thank you for your time and consideration. We propose to furnish all labor, tools, material and equipment necessary to perform work as described in this proposal, for the Contract Price listed below. An outline of the products to be used and description of the work that serves as a basis for the Contract Price below are as follows: A. Products 1. Insulation adhesive: 2-part low-rise foam urethane adhesive 2. Insulation: 2 staggered layers of 2” thick Polyisocyanurate (ISO) insulation 3. Taper system: ISO tapered to ¼” per foot 4. Roof system singly-ply sheet: Johns-Manville EPDM NR 60 mil; .060” thick, non-reinforced, cured EPDM (Ethylene Propylene Diene Monomer) membrane 5. Roof system sheet attachment: a. Field: Fully adhered with bonding adhesive b. Metal edging: Bonded to 24 gage steel flashing nailed along length 4” o.c. 6. Sheet metal flashing: a. Gutters and counter flashing: Shop fabricated in 12’ lengths from 24 gage, prefinished steel. Color to be selected by DRSM as best possible match to existing systems if owner does not choose specific color. b. Sealants: Premium gun-grade polyurethane and butyl sealants. B. Preparation for New Roof System: 1. Remove existing roof down to concrete decking and dispose of off-site 2. Remove existing PVC drain line and existing drain hardware, cover hole with 24ga steel matching surrounding soffit color, and fill void with expanding foam insulation 3. Over the concrete deck, adhere the 2 staggered layers of 2” ISO base layer 2. Over the 4” base ISO, install tapered ISO to provide positive drainage to gutter 3. Adhere EPDM roofing membrane to the tapered ISO 4. Flash roof penetrations, gutter apron, gravel stop, and curb walls according to manufacturer’s detail drawings and technical specifications 5. Upon completion provide the manufacturer’s twenty-year warranty covering materials and labor. D. Sheet Metal 1. Install new 6” shop-fabricated box gutter, approximately 30lf on east side 2. Install new 4”x4” box-style downspout a. Terminate downspout at same location as existing PVC drain line 3. Remove existing roof system to expose concrete deck. 2. Dry deck as needed for proper adhesion of new roof system. 3. Remove existing drain and downspout system 3.1. We will cap off the underside of the existing drain with metal, concrete fasteners and sealant 4. Add wood nailer to the north, west and south edges of the roof to allow for tapered insulation 5. Adhere 1/8” per foot tapered poly-iso to concrete deck with low-rise two part insulation adhesive. 6. Fully adhere .060m EPDM roof system to the tapered insulation. 7. Install pipe boot and flash curb per manufactures specs. 7.1. We will be adding some custom fabricated metal corners to the curb for extra strength and water tightness. 8. Add drip edge to all walls. 8.1. We will use white metal and seal to the roofing membrane using the appropriate coverstrip. 9. Install gutter on the the east wall with a single downspout at the North East corner of the building. 9.1. Fascia metal behind the gutter is not required by the roofing manufacture and will not be present. 10. Remove all roofing generated debris and dispose of following local rules and regulations at a properly licensed landfill. 11. Provide Manufacture’s 10yr NDL Warranty Clarifications: 12. If a different metal color option is desired it is possible that the price might increase. 13. Slatile will complete the work within their schedule. 14.
