Roof is cross gable with flat roof dormers. Siding is wood clapboard. There is a small open porch with wood clapboard covered piers and walls. Windows are original wood 6/1 double hung. Roof is asphalt shingle. ALTERATIONS: COA #2019-0530A approved the rebuilding of the lean to entrance porch, reconstruction of rear shed, and construction of a pergola. RME 2013-0506 approved rebuilding foundation corners using existing brick, repointing foundation, and replacement of broken and missing brick with antique brick. COA 2011-0404 approved returning front and rear lawns to original character with removal of multiple flower beds, complete north portion of rear yard with 8’ wood privacy fence, convert front sidewalk to brick pavers, move main entry sidewalk from Riv- erside Drive to Park for safety reasons, remove dying tree in Park Avenue tree lawn. RME 2009-0721 approved tear off and reroof, install in-kind asphalt shingles, repair of damaged decking, and install ice and water shield/drip ledge while keeping original gutters. RME 2004-0827 approved replacement of rotted wood fence with new wood fence n same location as existing. APPLICATION ITEMS: “Enclose back porch for use as a mudroom. This back porch is not street facing; it is only visible from the fenced –in back yard. Existing structure will be utilized, such that the footprint of the house will not change. Windows and door will be chosen with materials and appearance to closely match existing house, and wood clapboard siding will also be installed where not currently present to match existing house.” DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to: Enclose the rear porch; install two Jeld-Wen model W-2500 aluminum clad wood windows with colonial grid de- sign to match existing windows; install Jeld-Wen Unfinished Wood pre hung door with colonial grid design; side open areas of wall with wood clapboard to match house. New door(s) should be in character with the historic building with special emphasis on the main façades . Historic doors should be repaired . Installing weather stripping on doors and associated frames is a preferred method to replacement for improving weather efficiency, as are storm doors. Staff can approve a change in swing of an exterior door required due to code or fire regulations. Instead of replacing a character defining door, re-install the door so it swings out to meet code requirements. For more information on doors and entrances click here . Repair a deteriorated front façade or other publicly visible façade entrance door • Preserve historic doors by repairing with the same material and matching decorative and functional features . • Historic details that should be preserved through rehabilitation include the door itself, any historic glass panes and related lite pattern and location, and hardware . Replace a deteriorated or damaged existing historic door • Historic doors on rear or alley locations can be replaced with alternatives such as metal to provide added security . • Doors on primary facades beyond repair, as defined as over 50% of material needing replacement, can be replaced with a new door matching the existing door in design, details, panel configuration and installation. • Whenever possible retain and reinstall original hardware . • Replacement doors should match the materials of the original but may be constructed with alternative materials approved by the commission . Administratively Approvable Repair an existing historic door with matching materials. Administratively Approvable Replace a door more than 50% deteriorated matching historic door’s materials, design, details, panel configuration and installation. Doors City of South Bend and St. Joseph County Historic Preservation Guidelines 11 Residential Standards: Doors Add a new door or entrance or restore an altered door or entrance • New entrances should be added to rear or alley façades . • New modern entrances may be developed when historic entrances have been removed and no evidence of the original entrance exists . • New entrances should be developed with proportions and details that are reflective of the period of the building . Starkly modern entrances should be avoided . • New entrances proposed for the main façade should be related to the façade’s overall design in proportion, materials, and window to wall ratio . • Historic main entrances and doors should be preserved . • When proposing the reconstruction of an altered entrance, the design should be based on historic images of the building and the missing element . • If images of the existing building are unavailable, historic images of similar age buildings from the district or the timeframe from the building’s construction should be utilized to guide the design . Widen a door for handicapped accessibility • Before widening the doorway and installing a new door, consider use of offset hinges to allow the door to open wider within the existing frame and install an electric opener to allow hands-free operation. • Install electric openers in locations that meet the requirement for ADA avoiding and minimizing the requirement to remove character defining features such as decorative trim. • If a doorway must be widened, the widened opening should be trimmed to match the original . The new door in the widened opening should match the original door that is being replaced . The original door should be stored on site . Replace or add a storm door • Historic storm doors should be repaired with matching materials . • If more than 50% is beyond repair, a new door should be compatible with the design and age of the building on which it is installed. • The use of traditional wood storm doors with details compatible with the age and design of the building it is installed in are preferred . • Metal storm doors with up to full window/screen inserts are acceptable with the final window size to be based on the character of door behind . • Storm and screen door frames and cross members shall match those of the primary door behind so that there is no obstruction of the door behind . • Doors and frames should be finished to compliment the door behind. The following is not recommended and generally not approved by the Commission: • Storm doors with silvery metallic finish. • Security screens and bars . • Replacement of ornate or intricate doors and hardware . • Vinyl doors . • Replacing a door with a shorter door or narrowing an existing historic door or doorway . • Replacing a historically double leaf door with a single door . • Narrowing an existing historic door or doorway . Return to the Table of Contents City of South Bend and St. Joseph County Historic Preservation Guidelines 26 Residential Standards: Walls General understanding and approach The exterior walls of a building are a primary feature that gives the building its architectural look . Walls are clad in a variety of materials fashioned in a wide variety of designs, patterns, and installation methods . Together the materials protect the underlying structure and produce the exterior architectural look of the building . The original materials that cover the wall should be repaired to match the original materials in type, design, installation, and pattern . If matching materials cannot be secured then modern replacements can be considered if they match the look, design, and pattern of the original . What is your project? Repair the existing wall cladding, siding and/or trim Photographically document architectural features that are slated for reconstruction prior to the removal of any historic materials . Wood: • Repair wood siding with the same material as the original . Masonry – brick, terra cotta, stucco: • Salvage and reuse original masonry for repair . • Repairs should be done with materials and designs that match the original look . Brick and terra cotta units should match the size, color, shape and finish of the original. • Joints should utilize a mortar similar in strength, color and joint rake, depth, and decorative finishes of the original. • Fiberglass reproductions of missing terra cotta pieces may be deemed acceptable provided a mock-up sample is presented for approval prior to full scale use in the project . • Stucco walls should match the original in texture and tooling . Modern stucco coating materials are allowable for recoating and repair so long as the result is not a diminished reveal for the windows, trim, doors, or other wall details . • Repointing shall not be done with a mortar of high Portland cement content which can often create a bond that is stronger than the building material. Usage of Portland cement can cause deterioration because of the differing coefficient of expansion and porosity of the historic masonry unit and the mortar . This most often results in serious damage to adjacent brick . Replace existing siding with new siding If the historic siding is deteriorated beyond repair, defined as over 50% needing replacement, new siding should match the original in materials, form, size, placement, and design . Wood: • Replacement wood siding should match the existing profile, exposure, and thickness . New wood siding is recommended . • Any alternate siding must match the dimensions of the original siding including a smooth face, lap exposure and orientation and be installed with the least damage to the original . Walls Administratively Approvable Repair of any wall with the same materials as existed or with approved alternative materials. Wood lap siding should have a smooth face (left) and not a rough finish (right) City of South Bend and St. Joseph County Historic Preservation Guidelines 27 Residential Standards: Walls • Vinyl or aluminum siding should be avoided and allowed only as a last option when other approach-es or solutions have proven to be infeasible . • If vinyl or aluminum is considered, window heads or other decorative features of the exterior should not be covered or removed but repaired and painted . Corner boards, window and door trim, eave boards, skirt boards, flared mid-wall details should be replicated in the final look by the new siding and not covered over with the primary wall siding . • New siding must be ventilated to prevent deterioration of the wall structure behind . Brick: • Brick walls shall be re-laid with bricks that match the original pattern . • The size of the brick shall match as closely as possible to the original in face texture, width and height, mortar joint size, color, rake, and placement along with any decorative overlays . Stucco: • Failed stucco that cannot be re-attached with anchors and recoated can be considered for full replacement. • New stucco finishes should match the existing texture and tooling. • Traditional stucco construction methods are preferred however modern stucco coating is allowable for recoating and repair so long as the result is not a diminished reveal for the windows, trim, doors, or other wall details . City of South Bend and St. Joseph County Historic Preservation Guidelines 28 Residential Standards: Walls Projects involving lead remediation The following pertains only to the nature of the work as it pertains to historic aspects of the project . Owners or their representatives must ensure when conducting lead remediation, that all work complies with local, state, and federal standards . See also section on Lead here . • Original wall cladding that contains lead should be maintained and repaired rather than removed and replaced . • Encapsulation and/or removal of lead paint using safe tools and techniques before applying a new non-lead paint is the preferred project approach over wholesale replacement of original materials . The following is not recommended and generally not approved by the Commission: • Replacing missing wood features with conjectural or falsely reconstructed, or with newly designed elements that are incompatible with the building’s size, scale, material, or color . • Covering brick or stucco with a modern insulating system including insulation board (Exterior Insulation Finishing System (EIFS)). • Textured plywood (T1-11) vertical siding. • Artificial stone, asbestos shingles, or asphalt shingles over or replacing historic siding. • Vinyl or aluminum siding to replace historic material . • Obscuring or damaging historic ornament, or decoration, such as fish scale shingles, window casings, sills, hoods, brackets, or corner boards, when installing new siding . • Blown in insulation without the proper interior vapor barrier installed . • Removing paint from traditionally painted materials and leaving uncoated . • Encapsulating lead paint with vinyl or aluminum siding . • Sandblasting or the use of harsh detergents shall not be used on masonry including brick, stucco, limestone, flagstone and sandstone. This method of cleaning erodes the surface material and accelerates deterioration . • Holes shall not be cut through walls in areas that can be seen from the street to accommodate air conditioners or other mechanical equipment . Return to the Table of Contents City of South Bend and St. Joseph County Historic Preservation Guidelines 29 Residential Standards: Windows General understanding and approach Windows are a primary feature defining the architectural look of a building and are themselves individually important historic pieces of a building . Original or early windows should be preserved and not replaced unless beyond repair—defined as over 50% of the original materials needing to be replaced. Features of windows that are important to the architectural look of a building include their materials, placement within the facade of a building and their overall operational design— i.e. double hung, casement, hopper or fixed. Repairing, weather stripping, installing storm windows, and/or insulating around the window frame within the wall has been found to be as or more energy efficient, less expensive, and maintains the architectural look of a building while achieving energy efficiency versus window replacement. Read more about that here . If windows are not able to be rehabilitated then new windows should match the original in materials, operation, placement, and opening size . Read more about window repair and replacement here . What is your project? Repair existing windows, sash, or jamb • Original or early windows should be repaired using the same materials as original . Epoxy or similar repair consolidates are recommended . Replace fewer than all the windows • Original or early windows should be repaired using the same materials as original . Epoxy or similar repair consolidates are recommended . • Where some but not all windows in a building are beyond repair, as defined as over 50% of the original window material requiring replacement, proposed replacements should match the existing windows that will remain in size, shape, lite division, operation and materials . • When some windows need replacement on different facades, and a phased plan is proposed, replacement projects should be undertaken one entire facade at a time . The applicant should specify which facade and the planned project timeframe . • Phased projects should be completed in less than three years to avoid colors that do not match over time or manufacturer’s that change product lines . Replace all the windows in a building • Original or early windows should be repaired using the same materials as original . Epoxy or similar repair consolidates are recommended . • Where windows are beyond repair, as defined as over 50% of the original window material (not including glass) needing replacement, any new windows should match the original or early windows in size, shape, lite division, operation and materials . Windows Courtesy Old House Journal Administratively Approvable Repair of windows using the same materials, or a combination of original materials and epoxy as described in the “How to Repair Wood Windows” section here. Administratively Approvable Replacement of windows with new windows that match the original period of the building and are compatible with the original opening size. City of South Bend and St. Joseph County Historic Preservation Guidelines 30 Residential Standards: Windows • The use of aluminum clad wood systems or composite (non-vinyl) windows on primary elevations may be permissible if the new windows closely match the original . • New sash utilizing applied grids on the exterior and interior to simulate original divided lite windows should also have a black internal divider matching the grids, or true divided lites are preferred . Restore windows where the original windows have previously been replaced • Where original or early windows have previously been replaced, new windows should be based on surviving windows still extant on the building, photos of the building with the original windows, or similar windows found on buildings of the same period and/or in the district . • New windows should match windows of a similar aged building in size, operation, glass to frame proportion and frame to sash proportion/opening . • Aluminum clad wood windows systems or composite (non-vinyl) in colors approved by the Commission are allowable if they are following other aspects of the Standards . Add a new window and opening to accommodate a use inside the building • New windows openings should only be added to side and rear facades . • New openings and windows should match those that are on other facades . • Where a smaller opening is proposed, it should be in proportions like the existing window . • Kitchens and bathrooms should be located where their windows would be on the side or rear elevations of a house to avoid a smaller window on the front façade . • Where bathrooms and kitchens may necessitate adding a window, the new window should match those that are on other façades . Fill in or obscure an existing original window • Original window openings should remain in place . • A window sash not needed due to interior use conflicts should be fixed in place with glass blacked out leaving the exterior of the window exposed and covering over on the interior is preferred . • If an opening is approved for in-fill, the exterior wood siding should be installed with staggered joints to blend the filled opening in with the surrounding siding. Brick infill should be toothed in to match the adjacent brick installation pattern . See also Walls . • Kitchens and bathrooms should be located where their windows would be on the non-public side or rear elevations of a house. Where bathrooms and kitchens may necessitate covering over a portion of a window’s original size, the original window should remain in place with the lower portion blacked out on the glass and covered over on the interior while the exterior remains exposed . • Windows shall not be resized to accommodate interior dropped ceilings . Where interior ceilings are being dropped, the ceilings should be bulk-headed or held back from the window to avoid shortening the window or visually obscuring its overall opening. Administratively Approvable Replacement of previously replaced windows with new windows that match the original period of the buildingand are compatible with the original opening size. Administratively Approvable Adding a new opening to the rear or non-public view side that follows the Standards. Administratively Approvable Blacking out an existing window, adding a new opening to the rear or non-public view side. City of South Bend and St. Joseph County Historic Preservation Guidelines 31 Residential Standards: Windows Install new storm windows • New storm windows should match the size of the window openings on which they are installed in the material, size, frame to glass proportion, the divisions of the sash, and color . The color of the storms should match the trim around the opening . • Double or triple track aluminum storms are acceptable if they match the underlying trim and lite pattern . Repair or install shutters by windows where no shutters exist • Shutters should not be installed on buildings where no evidence of their original installation exists . • Existing shutters should be repaired with the same materials . • If historic shutters are deteriorated beyond repair, new shutters should be made to match the originals in material, size and installed the same way as the originals were installed . • Composite materials for the replicated shutters may be considered if the design, profile, and installation match the original . • Shutters that are installed to replicate original missing units must appear to be operational in their mounting . Repair or replace deteriorated decorative windows such as leaded, stained-glass panels • Decorative windows shall be retained and repaired . • When deteriorated beyond repair as determined by an expert with experience working on the window type, restoration should include retaining the glass within a new frame that matches the original frame in size, materials, and design . Projects involving lead remediation The following pertains only to the nature of the work as it pertains to historic aspects of the project . Owners or their representatives must ensure when conducting lead remediation, that all work complies with local, state, and federal standards . Read more about the EPA RPP rule on lead remediation here . • Original wall cladding that contains lead should be maintained and repaired rather than removed and replaced . • Encapsulation and/or removal of lead paint using safe tools and techniques before applying a new non-lead paint is the preferred project approach over wholesale replacement of original materials. The following is not recommended and generally not approved by the Commission: • Vinyl clad or full vinyl sash/frame insert replacement . • Sashes that are smaller than the original frames, openings, or glass size to frame ratio . • Sashes that are larger than the original frames, openings, or glass size to frame ratio . • Changes in operation such as double hung to casement, steel fixed to double hung, double hung to jalousie. • New windows that have applied glass divisions but do not have an interior divider in the insulated glass . Administratively Approvable New wood storms that match the profile, size, and color of the window openings on which they are installed. New double/triple track aluminum storm windows in colors that match the window trim on which they are installed. Administratively Approvable Replacement of existing shutters with new that match in materials, design, and installation method. Administratively Approvable Repair of deteriorated decorative windows with materials that match the original. Lead Paint Historic buildings may have lead paint– refer to the section on lead paint here to understand lead safe work practices . City of South Bend and St. Joseph County Historic Preservation Guidelines 32 Residential Standards: Windows • Glass block in operable window openings . • Permanent removal of sash and frame and in-fill of openings. • Replacing multi-pane windows with true divided lites with thermal glazing windows that have false “snap-in” or applied muntin and mullions or sash with no divided lites . • Smoked, tinted, or reflective glass on building facades that can be seen from the public street. • Filling in or removing transoms or side lites . • Install new floors or dropped ceilings that block the glazed area of historic windows. If such an approach is required, the design should incorporate setbacks that allow the full height of the window to be seen unobstructed . • Single hung storm windows where the window behind is a double hung or other multiple sash operation . • Storm windows that do not match with the window behind in color or sash division . • Permanently remove or alter original sash to install a window air conditioner . • Security bars located on the exterior of the window opening . • New shutters where there were originally none or those that are installed outside of the trim . • Vinyl sash packs . • Original doors, windows and hardware shall not be discarded when they can be restored and reused in place . • New window and door openings, which would alter the scale and proportion of the building may not be introduced . • Inappropriate new window and door features such as aluminum insulating glass combinations that require removal of the original windows and doors shall not be installed . • Awnings, hoods, and fake shutters made of metal, vinyl, or fiberglass should not be used if they would detract from the existing character or appearance of the building . Return to the Table of Contents 9/6/203 KBRec #261410 $20 APPLICATION FOR CERTIFICATE OF APPROPRIATENESS – 933 RIVERSIDE DRIVE – SEPTEMBER 2023 We are submitting one project for your review for appropriateness on the home we recently purchased at 933 Riverside Drive in South Bend, which is within the Riverside Drive / Chapin Park Historic Districts. The following is a detailed description of this project. Submitted by: Ravi Shankar and Christina Peters – co-owners of this house. Enclosure of a back-facing porch to convert into a mudroom. We do not plan to change the dimensions of this existing structure; only enclose it. This back porch is not visible from the street; it is only visible from within the fenced-in backyard. Prior to 2018, this was an enclosed porch. The project will consist of adding some wall with wood siding along with windows and a door in the areas that are currently open. New tile flooring will also be added inside this room for mudroom functionality, and plumbing and heating will also be added. We are still in the process of selecting a contractor to perform this work, but generally plan to hire a local South Bend-based contractor. View of back of house showing back porch to be enclosed for mudroom use The windows we plan to use are JELD-WEN Clad Wood Double Hung windows (JELD-WEN model W- 2500). These windows are made of pine wood, are clad in aluminum, and feature a colonial grid design which matches the other windows on this house. Please see other attachments for a brochure and specifications document. Note that we are open to choosing different windows if this choice is deemed to be unsuitable by the Commission. The door we plan to use is a JELD-WEN Unfinished Wood Pre-Hung Entry Door with a colonial grid design that houses 9 panels of glass (to also match the other windows of the house). The siding around the enclosed porch will be wood clapboard siding to match the current siding that is on the house (and already on much of this existing porch structure). Please find attached: 1. W-2500 WOOD CLAD-WOOD WINDOW DOUBLE-HUNG Uneven Vertical Prairie Diamond Rectangular Bar Alignment Alignment of divided lite muntin bars from one window to the next is often required by fine architectural design. Wood grilles, GBG's, and Simulated Divided Lites may be specified with muntin bars aligned. Lite Cut Options Special lite cut patterns can include a wide variety of straight line and radius patterns. The illustrations shown here represent just a few of the possibilities. Rectangular, horizontal, vertical and Prairie lite patterns are available in all standard size clad double-hung windows. Uneven, diamond, radius and Gothic lite cuts are available, subject to approval. Approvals are based on the ability to fulfill the design requirement while maintaining the construction integrity of the finished product. W-2500 Clad Double-Hung windows are available with removable grilles in 7/8" Full Surround or Beaded SDL only, 5/8" flat or 23/32" contour Grilles Between the Glass (GBG) and Simulated Divided Lites (SDL). Open the active slab. 2. Remove the screws that attach the astragal. 3. If the astragal doesn't come off, there may be adhesive tape holding it in place. If so, carefully score the joint between the astragal and the slab. 4. Remove the astragal. 5. Fasten the new astragal through the pre-drilled holes in the same location as the old astragal. 6. Install a foam wedge on the passive slab at the bottom with the thick part against the leg of the astragal as shown. Because slab removal can be awkward and could cause physical injury or product damage, we recommend the help of additional people. 1. Open slab about half way and hold steady with the help of a second person. 2. Only inswing standard door hinges have removable hinge pins. With a small screwdriver or nail punch and hammer, drive hinge pin from bottom hinge, then working up to the top hinge. Doors with automatically closing hinges or outswing doors require removing the screws from one side of the hinge to remove the slab. Take extra precautions when removing the spring loaded automatically closing hinges. 3. Remove slab from frame. 4. To install slab, perform removal steps in reverse order. Active Foam wedge Screw Passive Passive slab Foam wedge Astragal Hinge pin PRECAUTIOnS AnD SAFETY 12/26/18 Product Guide Interior and Exterior Doors (JPG013) 3 HARDWARE REPLACEMEnT AnD ADjUSTMEnT Hardware Types • Metal hardware offers functionality, aesthetic appeal and resistance to corrosion but is not totally corrosion proof. • Plastic hardware offers high resistance to the elements however, over time it can deteriorate from ultraviolet light, heat, cold, and chemical exposure. • Brass hardware has a special protective film to reduce/eliminate polishing and requires special care. • See our complete Care and Maintenance document at www.jeld-wen. com for more information on cleaning and lubricating hardware. Screw hole repair and hardware alignment, or realignment, are common tasks for any hardware replacement component. Follow these instructions if screw holes become stripped and/or if hardware no longer functions properly due to misalignment. Screw Hole Repair (in wood only) 1. Cut wooden toothpicks or appropriate sized wood dowel to fit screw hole just below wood surface. 2. Fill screw hole with wood glue. 3. Insert toothpicks or dowel and let dry. 4. Fill to surface with wood putty and let dry. 5. Sand smooth and refinish and let dry. 6. Drill the new pilot hole. Hardware Alignment (in wood only) Misalignment can happen if screws have become stripped and cannot be tightened. This alignment will create new screw holes. 1. Remove hardware. 2. Repair screw holes according to the procedure above. 3. Mark new screw holes as follows: • Lay hardware in position and hold in place. • Mark new screw locations through screw holes. • Remove hardware and set aside. 4. Drill pilot holes with 1/16" drill bit at new marked screw hole positions no deeper than screw length. 5. Install hardware. 6. Test operation; if not operating properly, call us for assistance. Hinge Replacement and Adjustment Replacement 1. Remove slab. 2. Remove hinge plates from slab. 3. Repair screw holes as instructed above if stripped. 4. Install new hinge plates in the same locations. 5. Reinstall slab. Adjustment (Spring Hinges Only) 1. Close door. 2. Insert the provided hex wrench so that it can be rotated clockwise. 3. Rotate hex wrench 1/4 turn and insert tension pin loosely into tension hole. 4. Remove hex wrench and try closing force. 5. Repeat steps until closing force is adequate but do not rotate past 3 holes on 180o openings or 4 holes on 90o openings. Blinds Between the glass For easiest operation, keep the slats in a fully open position while operating. Adjustments 1. If the operator comes off of the track, hold the operator at a sharp angle to the glass and reinsert the two legs under the track opening. 2. Re-couple the operator magnets. Re-couple Operator Magnets 1. Slide the operator past the half-way engagement point until the first click. 2. Full travel blinds will fully engage when you hear the first click. Half travel (those units with a single side operation) will require you to continue moving the operator up until you hear the second click. This will ensure the magnets are fully engaged. MEcHANISM REplAcEMENT Raise and lower Mechanism 1. Place a piece of cardboard between the slide mechanism and the glass to help release the magnets. 2. Tilt the mechanism toward you, and remove the mechanism. It may require a strong tug to break the magnetic bond. 3. Before replacing the new slide mechanism, ensure the glass is clean. 4. Insert the tabs underneath the lip of the inner frame and raise the slide to the top until the magnets engage. a. Full travel blinds will fully engage when you hear the first click. b. Half travel (those units with a single side operation) will require you to continue the travel of the operator up until you hear the second click. This will ensure the magnets are fully engaged. 5. Check for proper operation. Remove and reinstall if necessary. Tilt Mechanism 1. Move the top helix to the left side. Moving the slider magnet on the outside of the glass can do this. The helix tilt operator has a magnet set which will follow the magnet inside the slide mechanism. 2. Clean the glass attaching area. 3. Peel off the tape on the back of the slider. 4. Before application, push the magnet to the left of the slider. Ensure the slider is facing the right direction (there is a long horizontal gap at the top that allows the magnet housing to slide along the base). 5. Let the magnet be attracted to the left side of the magnet, which is inside the glass. Make sure the slide is horizontal. 6. Push the slide against the glass firmly on the tape area, as the adhesive works under pressure. Threshold adjustment (adjustable thresholds only) Note! Adjusting the threshold may break sealant joints at the ends and/or interfere with the foam wedges if installed. Adjust threshold, then replace these components as necessary. See “Foam Wedges” in the Weatherstrip Replacement section below for details. Adjustable thresholds will have adjustment screw covers or exposed screws on the top where the door slab contacts the threshold when closed. Verify the sweep properly contacts the threshold with 1/8" compression as shown. If adjustment is needed, use a flat head screwdriver to remove screw covers. Turn all screws clockwise to adjust up; counterclockwise to move down until desired height is achieved and the threshold is level. Tension pin Tension hole Clockwise Threshold Door panel Sweep Threshold 12/26/18 Product Guide Interior and Exterior Doors (JPG013) 4 Door Sweep (Inswing Doors Only) The door sweep is mounted on the bottom of the door slab and fills the gap between the threshold and the slab. Due to continual contact with the threshold, the door sweep may lose its shape and cease to provide an effective seal. 1. Remove slab. 2. Lay slab on flat padded work surface. 3. Remove staples in door sweep with needle nose pliers or side cutters. 4. Pull door sweep loose by starting at one end and working to the other. 5. Clean old sealant off rail with putty knife. 6. Trim new door sweep to same length as the existing one. 7. Cover face (the side with the barbs) of new door sweep with silicone sealant. 8. Work attachment barbs into kerfs from one end of the panel to the other. 9. Secure sweep to the door panel with staples and wipe off sealant squeeze-out. Seal the sweep on both ends with silicone sealant. Reinstall slab. Ordering new Weatherstrip Weatherstrip gaskets and foam wedges are critical to water and air infiltration control. Check placement and quality of weatherstrip. Replace if damaged. Fire-rated doors require specific weatherstrip. Please contact us if replacing weatherstrip in a fire-rated door. Doors will have weatherstrip in the frame where the slab(s) are when normally closed. Some doors have a sweep attached to the bottom of the operating panel where it contacts the threshold. Double doors will have weatherstrip in the astragal. 1. Determine amount needed by measuring each piece to be replaced. Note the location on the door of each type of weatherstrip. 2. For each type of weatherstrip, add all measurements, then add an additional 10%. 3. Round up to the nearest foot. 4. Fill out the following table. 5. Purchase new weatherstrip from a local supplier. Frame/Threshold/Astragal/Mullion Weatherstrip When replacing both the side and the head weatherstrip in the frame, install head weatherstrip first. Astragal weatherstrip runs vertically along the astragal (between the two slabs of double doors). 1. Open active panel. 2. Grip weatherstrip and gently pull out of kerf. When replacing frame weatherstrip, if applicable, trim and overlap the new weatherstrip in the same way as the old weatherstrip. 1. Cut new weatherstrip to length. 2. Work the attachment barb into the kerf from one end to the other. Remove packaging materials from the new insert. If shipping screws are holding the unit together, separate the interior and exterior frames by loosening screws. Leave the screws in the interior frame and set aside. Additional screws are provided to complete assembly. 2. Place the lower portion of the exterior frame and glass on the lower edge of the door opening. Horizontally center the frame and glass into the opening and tilt up until the frame is flush against the door. 3. Position the interior frame in the opening using the press fit alignment pins located on the frame. 4. Secure the frame halves together by driving the screws through the interior frame and into the exterior frame with a Phillips head screwdriver until snug. Power drivers can be used on the lowest torque setting. Screws must then be checked with a hand screwdriver. 5. Finishing instructions are provided on the label attached to the door glass. Please read this BEFORE removing the label. 6. Insert the provided screw hole plugs over all exposed screw heads. 7. Clean glass with mild soap and water. Remove Old Glass Insert NOTE: Handling glass can be dangerous. Glass inserts can be heavy and awkward. Use additional help and always wear protective clothing. 1. If the old insert has screw plugs over the screw heads in the interior frame, drive a drywall screw into the screw plug until it is loose from the hole. Remove all remaining screw plugs in the same manner. 2. Support the glass insert while removing screws to keep it from falling. Remove the screws from the interior frame from the bottom up. 3. When all the screws are removed, slide the edge of a putty knife between a top corner of the interior frame and door. Work around the entire perimeter until the interior frame is loose. 4. Repeat this procedure around the exterior frame. Remove the glass insert and set aside in a safe location. 5. Clean both sides of the door where the new glass insert will contact the panel with a clean rag dampened with paint thinner. Remove all the old weatherstrip and then wipe again with a clean rag. Astragal Weatherstrip 1. Open active door all the way. 2. Locate the accessible weatherstrip. 3. Grip weatherstrip and gently pull out of kerf. 4. Cut new weatherstrip to length. 5. Work the attachment barb into the kerf from one end to the other. Foam Wedges The foam wedges are used to complete the weatherstrip seal, at each bottom corner of the operating door slab(s). Doors are provided with one of two types of wedges. One has an up-turned L-shaped leg and the other doesn’t (shown). Contact us for the appropriate replacement. For both types, the thin edge faces the edge of the door as it swings closed. Apply a bead of sealant (remove old sealant first if necessary) at the intersection of the jambs, brickmoulds, thresholds and floor as shown. If a door fails to operate properly, an inspection is necessary to determine if it was installed correctly. • A contractor or installer can assist in determining the cause of a door being “out of specification” and possibly correct it. Door problems due to improper installation are usually not covered by the manufacturer’s warranty. For installation instructions, contact us or your supplier. • The specifications and measurements referenced in this guide are taken from ASTM E2112 Standard Practice for Installation of Exterior Windows, Doors and Skylights. NOTE: These instructions do not address inspection for proper “water tightness” or flashing where the product integrates with the structure. A “water tight” inspection requires removal of the exterior siding and interior trim around the door. Seek professional assistance regarding this issue. Level Indicator Accurate measurements are essential in determining level and plumb. Most carpenters' levels have several bubble level indicators, making it possible to measure all parts of the door. Examine the horizontal indicator. If the bubble is centered between the lines of the indicator, it is level. If the bubble is not exactly centered, measure how far “out of level” or “out of plumb” by maneuvering the end of the level until the bubble is exactly centered. Measure the farthest gap between the level and the surface. On a 4' level (or longer), the gap must not exceed 1/4", or the surface is out of level/plumb. Frame Twists Attach two pieces of string to frame, corner to corner. If there is a gap between strings at center point larger than 1/8", the frame is not flat. Repeat by switching strings and re-measuring. Proper Shimming Measure width of frame at top, center, and bottom. If any two measurements differ more than 1/16", the frame is over or under shimmed. Repeat process and measure height of frame. Level and Plumb For plumb, place level against each side jamb or use a plumb bob. For level, place level against head jamb and sill. Square Measure frame from top left to bottom right corner and from top right to bottom left corner. Look for gaps anywhere between level and side jamb. Repeat steps for other side jamb. Frame/Panel Bow Inspect interior and exterior frame jambs, or stiles/rails of slab (not glass) to determine if bowed. 1. Cut piece of string slightly longer than height of frame or slab. 2. Pull tightly and stretch string to upper and lower corners of jambs, or, stiles or rails of slab. Tape securely. 3. Look for gap between string and frame or slab. If gap measures more than 1/4" at any point, the slab is bowed. This determination should be made by a service representative. 12/26/18 Product Guide Interior and Exterior Doors (JPG013) 9 Active Slab Active slab(s) are any slab(s) on double door systems that operate and include locking hardware. Astragal The vertical trim attached to the inactive slab of a double door that bridges the gap between the slabs when closed and provides weather and overswing protection. Boot-glaze The method by which glass is set and sealed into a panel with a rubber- like beige or gray gasket (“boot”). Door Sweep Weatherstrip that attaches to the bottom of a swinging patio door panel, providing a barrier against the elements. Frame The assembly of structural members (head, sill, and jambs) used to fasten the window/patio door to the structure. Handing The operating direction of an entry door; refers to the way the entry door will swing or slide to open (right-handed or left-handed). Hinge A jointed or flexible device on which a door or window turns. Hinge pin A pin in the center of a hinge that holds the two parts together and allows them to pivot. Jamb The vertical frame members of a window or patio door assembly. Kerf A groove that often holds weatherstrip. Keyway The slot in the lock where the key is inserted. lock Jamb The side jamb that houses the lock strike plate; the door slab closes into the lock jamb. passive Slab The slab of a double door system that has the astragal mounted to it; the active slab locks into the passive slab. pilot Hole A drilled hole that is no larger than the body of the screw (minus the threads). Rail The horizontal members of a door slab. Reveal The space between the slab and the frame. Score To inscribe a line with a sharp instrument. Shoot Bolt A locking component which, when activated, extends vertically from the end of an inactive slab and engages a strike plate in the head and sill of the frame. Slab An assembly comprised of stiles (vertical pieces), rails (horizontal pieces) that is installed into a frame. Stile The vertical members of a door slab. Strike plate A bracket fixed to the frame utilized as a latching point for locking systems. Weatherstrip A strip of flexible material that fills the joint between the door slab and the frame and is used to prevent rain, snow, and air from entering. Fading or changing in color of the exterior fi nish is not a defect unless it exceeds fi ve (5) E units, calculated in accordance with ASTM D2244, paragraph 6.2. Color change shall be measured on an exposed area of fi nish that has been cleaned of surface soils and chalk, and the corresponding values measured on the original or unexposed area of fi nish. Fading or color changes may not be uniform if the surfaces are not equally exposed to the sun and elements. If the above ASTM standards change, the standard in effect at the time of purchase applies.
