SUBJECT: Professional Service Proposal - Danch Harper & Associates
Oliver Plow Final Subdivision & Survey Work
Attached to this memorandum is a professional service proposal from Danch, Harper & Associates to
provide a Two Lot Major Final Subdivision plat for the back lots west of Rose Brick and south of
Underground Pipe & Valve. These two lots received preliminary approval in 2000, when the Major
Subdivision work began for the Oliver Plow Works project, but have not gone through the Final
Subdivision platting process to make them legal lots of record.
The cost to prepare, file, record, and complete the subdivision process is $5,575.
Secondly, the other two vacant lots within Oliver Plow Works do not have boundary survey drawings.
These drawings will be needed as we market these two sites. The first of these two lots is south of
Oliver Plow Court and fronts Chapin St. The second lot is the remainder parcel that was split to
accommodate ABC Supply's new building, and is north of Oliver Plow Court.
The cost to prepare boundary survey drawings and mark lot corners for both is $1,800.
Having this work completed will finalize the needed paperwork for the remaining lots within Oliver
Plow Works, and staff requests approval of this professional service proposal in the amount of
$7,375.

RE: Preparation of a Two Lot Major Subdivision Final Plat &
Boundary survey for selected lots in Oliver Plow Subdivision, South Bend, Indiana:
Dear Mr. Schalliol:
Please accept this letter as our written cost proposal to provide your Department with Survey services
to prepare a Two Lot Major Final Subdivision plat for proposed Lots # 5 and # 6 within the Oliver Plow
First major Subdivision project site. Per our discussions these two lots have not gone through the City's
Final Subdivision Platting procedure to make them "legal lots of record'. We did receive Primary
approval for these two lots back in 2000 when we start the Major Subdivision process for the Oliver
Plow Works project site. You also asked that we quote a cost to provide a *..'Boundary Survey" drawing for
the other two vacant lots in the Oliver Plow Works project site. These two lots were Lot # 1 of the Oliver
Plow Works First Major Subdivision Section One, which is located at the Southwest corner of Oliver
Plow Court and Chapin Street. The other lot is Lot # 3 of the Oliver Plow Works Second Minor
Subdivision, located between the ABC Supply warehouse and the Underground Pipe and Valve site.
Our cost estimate for the services described above would be as follows:
A). Preparation of a Two Lot Major Subdivision Final Plat for Lots # 5 and #6
of the Oliver Plow Works First Major Subdivision;
1). The cost for the preparation of the two lot Major Subdivision, all required paper work, setting of
property corners, creation of a Boundary Survey drawing for each lot, attendance at required Plat
Committee meetings, filing and recording fees would be $ 5,575.
B). Preparation of a Boundary Survey for Lot # 1 of the Oliver Plow Works First Major Subdivision;
1). Prepare Boundary Survey drawing and mark lot corners ........................ $ 925.00
C). Preparation of a Boundary Survey for Lot # 3 of the Oliver Plow Works Second Minor Subdivision;
1). Prepare Boundary Survey drawing and mark lot corners ........................ $ 875.00
If this proposal is acceptable, we will require a copy of the deed for the properties. With project
approval by February 15 "i, we could have crew on site within 8 -12 working days or less, and submit the
subdivision for approval by March I 11 with approval on May 2 "a
Any requested drawing revisions by any review agency would be done at our standard hourly rates,
which are attached.
