SUBJECT: Professional Service Proposal - Danch Harner & Associates
US 31 Industrial Park Section 1 Replat
Attached to this memorandum is a professional service proposal from Danch, Harper & Associates to
provide subdivision services for Lots 6 & 7 of the US 31 Industrial Park Section 1. The
Redevelopment Commission was the original developer of this industrial park and this action will
help to correct an issue with ownership, maintenance and control of the park's three common area
retention ponds.
The professional service proposal will provide survey and replat services to prepare a Two Lot/One
Outlot Minor Subdivision for Lots # 6 & 7 of the U.S. 31 Industrial Park Section 1 Subdivision. The
purpose of the Minor Subdivision is to split off from the buildable portion of the lots the existing
retention basin.
The proposed Outlot that will contain the retention basin will be owned by the City of South Bend. City
Ordinances require the Minor Subdivision process for splitting the property as described above.
The cost for the preparation of the Minor Subdivision, all required paper work, setting of property
corners, attendance at required Plat Committee meetings, filing and recording fees would be
$6,985.
Staff requests approval of the proposal.

Please accept this letter as our written cost proposal to provide your Department with Survey services
to prepare a Two Lot /One Outlet Subdivision for Lots # 6 and #7 of the U.S. 31 Industrial Park Section
One Subdivision. The purpose of the Subdivision is to split off from the buildable portions of lots 6 and 7
the existing retention basin. The proposed Outlot that will contain the retention basin will be owned by
the City of South Bend. City Ordinances require the Minor Subdivision process for splitting the property
as described above. Our cost estimate for the preparation of the Subdivision is shown below:
A). Preparation of a Two Lot/ One Outlet Minor Subdivision for Lots # 6 and #7
of U.S. 31 Industrial Park, Section One;
1). The cost for the preparation of the Subdivision, all required paper work, setting of property comers,
attendance at required Plat Committee meetings, filing and recording fees would be $ 6,985.
If this proposal is acceptable, we will require a copy of the deed for the properties. With project
approval by February 151', we could have crew on site within 8 -12 working days or less, and submit the
subdivision for approval by March I 1 °i with approval on May 2nd.
Any requested drawing revisions by any review agency would be done at our standard hourly rates,
which are attached.
