1.) Roof Replacement: Photos 1-7
The existing roof is covered with asphalt architectural shingles with metal flashing
and drip edges. This roof is compromised and is otherwise at the end of its useful life. This
project proposes removal of the existing roofing on both the house and garage to be replaced
and upgraded with new EcoStar synthetic slate with a random width blend (6”,9”,12”) and
color blend TBD (first choice) with copper flashings and drip edges. This roofing upgrade
will include a copper metal pan (flat seam) roofing system at the valley between porch turret
and main house where roof extends behind the chimney, this is to ensure a better system to
carry water away from main roof and direct it around the chimney. This will be mostly
blocked by the chimney from view and is necessary to provide a more resilient roofing
system to avoid future issues at the chimney. This new roofing will include new ice and
water shield underlayment’s over the entire roof.
2.) New Gutters & Downspouts: Photos 1-7
The existing gutters are painted 4” half round, with round downspouts. The existing
fixtures are damaged and missing in many locations. This project proposes replacement and
upgrading of the gutter system with new 5” half round gutters and round downspouts in
copper. New concrete splash blocks will be installed at grade for all downspouts.
3.) Chimney Reconstruction: Photos 8-9
The existing chimney has begun to list away from the main structure and is
approximately 6” out of plumb due to inappropriate flashing between the roof and chimney
which has allowed moisture to infiltrate the chimney stack. This project proposes taking the
masonry chimney down to the foundation and reconstruct using the original masonry units as
much as possible with replacements sourced to match original materials and will use a lime-
based mortar of a mix to match the existing composition and strength. The reconstructed
chimney will replicate the existing in material, dimension, tooling, design, detailing, etc. If
the fireplace lining is found to be in good condition, the chimney may only be brought down
to the limestone level. A new stone cap is proposed to replace the existing stone piece at the
top of the chimney and at the buttress at the lower mass. Additionally, where the masonry
transitions between limestone and brick, the profile steps back with a sloped brick transition
with limestone corners. This project would like to request use of limestone for these sloped
brick panels in order to reduce the number of horizontally exposed head joints.
4.) Masonry Re-Pointing & Lintel Replacement: Photos 10-11
This portion is focused on masonry maintenance around the entire home, with
additional focus given to two specific lintels and window surrounds. Existing are two cast
concrete lintels with steel reinforcement – one each located on the south and west elevations
at the ground floor level. Due to rust expansion of the steel reinforcement blowing out the
face of the concrete lintels, this project proposes replacement of each of these lintels and
associated surrounds and sills with new limestone components carved to match the existing

concrete profiles and dimensions. The material change is proposed in order to provide a more
durable long-term material for this specific application.
5.) Foundation Waterproofing/Grading: Photos 12-19
Due to moisture infiltration into the basement via the foundation walls, this project
proposes to excavate around the entire home in order to apply exterior foundation
waterproofing and to back fill and re-grade close to existing conditions, while ensuring that
all new grading provides a positive slope away from the structure. For transparency, this item
is being offered as it will require the removal and replacement of the existing grade plane
around the existing structure. To facilitate this work, the north side deck in the back yard will
need to be removed, and is proposed to be replaced with a new wood deck of similar size in
the same general location (specifics on replacement to be applied for in future COA.
Additionally, the southeast concrete patio on the street face of the home will need to be
removed (as approved in previous COA 2022-1216) and is proposed to be replaced using
pavers rather than concrete.
6.) Basement Window Well: Photos 13-17
Due to programmatic changes within the basement, this project proposes to remove
two existing concrete windows wells and associated original steel framed basement windows
with wood interior storms at the north elevation (back of house). These wells are proposed to
be filled in as the basement will no longer require them, and a future deck will be located in
place of these (deck to be applied for in future COA application.) The third window well on
the north elevation of the home is proposed to be removed and replaced with a new egress
well, to be a prefabricated molded unit with integrated steps or ladder - Final spec to be
determined.
7.) Window Restoration, Replacement, and New: Photos 13, 20-37
The home has all of its original steel framed casement windows all with removable
interior storms. The south elevation features four character defining units which include
leaded glass panels. Overall, the existing windows are in solid restorable condition, but are
ready for significant restoration due to deferred maintenance. There is one window unit,
however, which is deemed deteriorated beyond repair. This project proposes replacing all of
the windows in the home with Aluminum Clad Wood Marvin Ultimate Casement Narrow
Frame with simulated divided lites with spacer bar, warranted for 20 years. The lite patterns
will be customized to match existing. The leaded glass units on the street facing wall will be
removed, restored, and re-installed within a proposed new window unit to resemble the
existing, please refer to key plans:

8.) Front Porch Repairs: Photos 37-39
The existing front porch will need to be removed temporarily (with the roof
supported) in order to facilitate proposed waterproofing of the foundation beneath. This
project proposes recasting the porch floor with new concrete (like in kind materials) which
will be finished to slope away from the main house to shed water, which it currently does not
do effectively. Timber structure of the porch will be salvaged, repaired, and re-installed after
foundation works are completed and the new porch floor is cast. Per request of the owner,
this project proposes to retain all of the wood timber components, but to omit the
replacement of the brick masonry infill and leave these panels void of infill. Additionally, per
historic photographs there is evidence of large spindles located between the column
openings. These spindles remain on the property and are being proposed for reinstallation on
the porch.
