One-story cross gable section, conical roof entrance porch with heavy timbers and large turned columns (currently in storage). Stone trim detail throughout, decorative stone arch above front windows, multi- pane leaded glass casement windows with shield motif on front windows; decorative corbeled chimney; side over- hang supported by wood brackets. Exterior cladding is brick, stucco, and half timbering in gables. Two-car de- tached garage with gable roof similar to main structure. ALTERATIONS: COA 1991-0808 allowed for roof replacement. RME 2017-0505 allowed for roof replacement. AA 2022-1216 allowed for landscaping removal around perimeter of main structure for masonry assessment and project preparation. Porch Repair” DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to: Engage in a comprehensive project including repairs, reconfigurations, and replacements, including the following (struck-through project components have been administratively approved): Removal of asphalt shingle roof, installation of EcoStar synthetic slate with random blend, addition of copper flashings and drip edges, copper metal pan in the valley behind the chimney, Installation of new 5” copper gutters and downspouts, Chimney reconstruction, including the replacement of existing brick sloped pieces with limestone corners, Masonry repairs (generic), including replacing two cast concrete lintels with limestone piece, Masonry repairs (foundation), including the removal of the existing rear wooden deck to facilitate excavations and repairs, Installation of a basement window well on the north (rear) elevation of the house, Window replacement (comprehensive) on rear and side facades, with Aluminum-clad Wood Marvin Ultimate Casement Narrow Frame windows with simulated divided lite with spacer bar. Front porch modifications—deconstruction of the framing and structure (for foundation repair), reconstruc- tion. The project proposes removing the brick masonry infill from the timber-framing, and reinstallation of the large diameter spindles (that were stored in the garage). Staff previously received a proposal for restoration of the street-facing windows. The current proposal is being heard in lieu of that proposal. Staff would have favorably recommended the restoration of the street-facing windows. STANDARDS AND GUIDELINES: See Standards and Guidelines: Chimneys — pages 8-9 Windows — pages 12-13 Foundations — pages 14-15 Porches — pages 17-18 Roof, Gutters/Downspouts, Soffits — pages 19-21 Walls — pages 26-28 SITE VISIT REPORT: Historic Preservation Administrator Toering and Specialist Van Overberghe conducted a site visit to the proper- ty on August 31, 2022 in advance of the property being listed on the real estate market. Staff advised the selling agent of the condition of the windows at that time, as well as issues with the roof/chimney that we leading to water infiltration in the ‘Great Room’. The steel windows exhibited rust and expansion of varying degrees of severity. Some lintels and masonry were negatively impacted because of rust expansion. STAFF RECOMMENDATION: Staff recommends dividing the project into multiple components: COA 2023-0803-1 Roof replacement & Gutter Installation — Staff makes a favorable recommendation. COA 2023-0803-2 Chimney reconstruction — Staff makes a favorable recommendation. COA 2023-0803-3 Window Replacement —Staff makes no recommendation. Roof Replacement: Photos 1-7 The existing roof is covered with asphalt architectural shingles with metal flashing and drip edges. This roof is compromised and is otherwise at the end of its useful life. This project proposes removal of the existing roofing on both the house and garage to be replaced and upgraded with new EcoStar synthetic slate with a random width blend (6”,9”,12”) and color blend TBD (first choice) with copper flashings and drip edges. This roofing upgrade will include a copper metal pan (flat seam) roofing system at the valley between porch turret and main house where roof extends behind the chimney, this is to ensure a better system to carry water away from main roof and direct it around the chimney. This will be mostly blocked by the chimney from view and is necessary to provide a more resilient roofing system to avoid future issues at the chimney. This new roofing will include new ice and water shield underlayment’s over the entire roof. 2.) New Gutters & Downspouts: Photos 1-7 The existing gutters are painted 4” half round, with round downspouts. The existing fixtures are damaged and missing in many locations. This project proposes replacement and upgrading of the gutter system with new 5” half round gutters and round downspouts in copper. New concrete splash blocks will be installed at grade for all downspouts. 3.) Chimney Reconstruction: Photos 8-9 The existing chimney has begun to list away from the main structure and is approximately 6” out of plumb due to inappropriate flashing between the roof and chimney which has allowed moisture to infiltrate the chimney stack. This project proposes taking the masonry chimney down to the foundation and reconstruct using the original masonry units as much as possible with replacements sourced to match original materials and will use a lime- based mortar of a mix to match the existing composition and strength. The reconstructed chimney will replicate the existing in material, dimension, tooling, design, detailing, etc. If the fireplace lining is found to be in good condition, the chimney may only be brought down to the limestone level. A new stone cap is proposed to replace the existing stone piece at the top of the chimney and at the buttress at the lower mass. Additionally, where the masonry transitions between limestone and brick, the profile steps back with a sloped brick transition with limestone corners. This project would like to request use of limestone for these sloped brick panels in order to reduce the number of horizontally exposed head joints. 4.) Masonry Re-Pointing & Lintel Replacement: Photos 10-11 This portion is focused on masonry maintenance around the entire home, with additional focus given to two specific lintels and window surrounds. Existing are two cast concrete lintels with steel reinforcement – one each located on the south and west elevations at the ground floor level. The material change is proposed in order to provide a more durable long-term material for this specific application. 5.) Foundation Waterproofing/Grading: Photos 12-19 Due to moisture infiltration into the basement via the foundation walls, this project proposes to excavate around the entire home in order to apply exterior foundation waterproofing and to back fill and re-grade close to existing conditions, while ensuring that all new grading provides a positive slope away from the structure. For transparency, this item is being offered as it will require the removal and replacement of the existing grade plane around the existing structure. To facilitate this work, the north side deck in the back yard will need to be removed, and is proposed to be replaced with a new wood deck of similar size in the same general location (specifics on replacement to be applied for in future COA. Additionally, the southeast concrete patio on the street face of the home will need to be removed (as approved in previous COA 2022-1216) and is proposed to be replaced using pavers rather than concrete. 6.) Basement Window Well: Photos 13-17 Due to programmatic changes within the basement, this project proposes to remove two existing concrete windows wells and associated original steel framed basement windows with wood interior storms at the north elevation (back of house). These wells are proposed to be filled in as the basement will no longer require them, and a future deck will be located in place of these (deck to be applied for in future COA application.) The third window well on the north elevation of the home is proposed to be removed and replaced with a new egress well, to be a prefabricated molded unit with integrated steps or ladder - Final spec to be determined. 7.) Window Restoration, Replacement, and New: Photos 13, 20-37 The home has all of its original steel framed casement windows all with removable interior storms. The south elevation features four character defining units which include leaded glass panels. Overall, the existing windows are in solid restorable condition, but are ready for significant restoration due to deferred maintenance. There is one window unit, however, which is deemed deteriorated beyond repair. This project proposes replacing all of the windows in the home with Aluminum Clad Wood Marvin Ultimate Casement Narrow Frame with simulated divided lites with spacer bar, warranted for 20 years. The lite patterns will be customized to match existing. Front Porch Repairs: Photos 37-39 The existing front porch will need to be removed temporarily (with the roof supported) in order to facilitate proposed waterproofing of the foundation beneath. This project proposes recasting the porch floor with new concrete (like in kind materials) which will be finished to slope away from the main house to shed water, which it currently does not do effectively. Timber structure of the porch will be salvaged, repaired, and re-installed after foundation works are completed and the new porch floor is cast. Per request of the owner, this project proposes to retain all of the wood timber components, but to omit the replacement of the brick masonry infill and leave these panels void of infill. Additionally, per historic photographs there is evidence of large spindles located between the column openings. These spindles remain on the property and are being proposed for reinstallation on the porch. Your windows and doors will arrive factory- painted and ready to install. You can count on consistency with our process, as every piece of wood receives a coat of prime and is sanded before being painted. WARRANTIES* EcoStar warrants this product to be free of manufactured defects at the time of shipment from EcoStar’s factory. SHADE VARIATION All Empire Slate tiles come with shade variation. EcoStar tiles that have been ordered and supplied to the job site under one EcoStar sales order number are blended at the factory and do not need to be blended onsite before installa- tion. It is always the responsibility of the applicator to make frequent inspections from the ground or other vantage point to ensure that random shading occurs. EcoStar will not be held responsible for correcting the appearance of non-random installations. Roofers must inspect the roof frequently to prevent customer dissatisfaction. NOTE: If EcoStar tiles have been supplied to the job site under two or more EcoStar sales order numbers, all tiles must be blended together on-site before installation. Specific blending instructions can be found at www.ecostarllc.com on the “Resource Library” page. EcoStar will not be held responsible for correcting the appearance of unblended installations. Natural weathering will produce further shade variations, even in tiles appearing to be identical in color when new. TEMPERATURE Like all roofing materials, EcoStar tiles are subject to thermal contraction and expansion. To ensure that they are installed at their normal dimensions, materials should be installed at temps of 45˚F (7˚C) or greater. EcoStar considers any installation when ambient temperatures are below 45˚F (7˚C) to be a “low temperature installation”. If tiles have been stored in tempera- tures below 45˚F (7˚C), they must be restored to a temperature above 45˚F (7˚C) before installation. Ambient temperature should be at least 34˚F (1˚C) and rising. For assistance with low temperature installations, please contact the technical department. SUBSTRATE The tiles should only be installed on a minimum of 15/32” (12 mm) plywood decking, 7/16” (11 mm) OSB or minimum 3/4” (19 mm) tongue and groove decking with end gaps not exceeding 1/4” (6 mm). Contact the technical department for approved alternatives. Under all circumstances existing roof materials must be removed down to the deck, prior to instal- lation. SLOPE Empire Slate is not recommended for slopes less than 3/12 (14˚). On roofs less than 4/12 (18.4˚) and greater than 3/12 (14˚), Empire Slate must be installed with a maximum expo- sure of 6” (152 mm). On roofs 4/12 (18˚) or greater, Empire Slate Traditional tiles may be installed with either a 6” (152 mm) or 7” (178 mm) exposure, while Beveled Edge and Beaver Tail tiles must be installed with a 6” (152 mm) exposure. On slopes of 6/12 (27˚) or greater , Empire Slate Traditional tiles can be installed at an 8” (203 mm) exposure, while Beveled Edge and Beaver Tail tiles can be installed with either a 6” (152 mm) or 7” (178 mm) exposure. Empire Slate Chisel Point tiles must always be installed with a 6” (152 mm) exposure. UNDERLAYMENT Glacier Guard™ or equal must be applied to all eaves, rake edges, hips, valleys, ridges and protrusions. If a Class C roof system has been specified, cover the remaining exposed deck with Aqua Guard™ or equal. If a Class A roof has been specified, GP Gypsum Corporation DensDeck® roof board may be used, or GAF VersaShield underlayment, or EcoStar-approved alternate. If VersaShield is used, it must be applied over the entire roof deck, after the installation of the Glacier Guard. Gold Star Warranty* requires the use of the above mentioned EcoStar specified products. FASTENERS Stainless steel ring shank roofing nails are recommended for application of the tiles. Gold Star Warranty* application requires the use of EcoStar Ring Shank Fasteners. Hand drive and pneumatic coil nails are available. FLASHING MATERIAL EcoStar recommends that flashing be either copper or stainless steel. Flashing metal, however, is not covered by any EcoStar warranty. Like materials should be used when fastening metal flashings. Install Glacier Guard in all valleys, eaves, rake edges, hips, ridges and protrusions. Gold Star Warranty* application requires the use of Glacier Guard. 2. Install a minimum of 30 lb (13.6 kg) (ASTM D226 Type II or ASTM D4869 Type IV) felt over the remaining area of the deck surface. If a Class C roof is required, the 30 lb (13.6 kg) felt or equal must be UL listed. Gold Star Warranty* application requires the use of EcoStar Aqua Guard underlayment for a Class C roof system. If a Class A roof is required, install GAF VersaShield® or equivalent over the entire deck including areas already covered by the Glacier Guard. Gold Star Warranty* application requires the use of GAF VersaShield, or EcoStar-approved alternate, for a Class A roof system. 3. Install metal edging at eaves and rake edges. Any corrosion resistant metal edging is acceptable. Copper and stainless steel are recommended. It should be noted that EcoStar Warranties do NOT cover metal flashing. Note: When using copper and stainless steel flashing material the appropriate corresponding nails should be used. 4. A critical step is BENDING. Every tile that is installed must be bent in a downward arch before applying it to the roof deck. Whatever position the tile is in when fastened to the roof deck, is the position it will maintain. It is recommended that each member of the installation crew be instructed on how to bend the tile to insure that it lies flat when fastened to the roof deck. While grabbing the top of the tile (textured side up) with the right hand and the bottom edge of the tile with the left hand, bend the tile in a downward motion until the tile maintains arch. The tiles must be curved under when installing. 5. Beginning at the eave edge, install a starter row of tiles with two nails per tile (in location shown on tiles). 11/2” (38 mm) long stainless steel ring shank roofing nails are recommended. Gold Star Warranty* application requires the use of EcoStar Ring Shank Fasteners. Maintain a minimum 3/8” (10 mm) gap between starter tiles. 6. When using pneumatic nailing equipment, frequently check both the depth and pressure setting, so nails are not over driven, causing tiles to lift. Lifted tiles will diminish the aesthetic appearance of the finished roof system. The nail should not dent the tile. 7. The initial layer of tiles becomes the starter row. This layer will be completely covered by the next row to be installed. The starter row may be installed either front side up or back side up. When the first course of tile is installed, tiles must be offset half a tile to cover the nails from the previous row. A minimum of 3/8” (10 mm) is required between tiles and between tiles and protrusions. 8. CAUTION: Do not install the tiles with an upward curl. Whatever position the tile is in when fastened to the roof deck, it will maintain that position. It is required that each member of the installation crew be instructed on how to bend the tile manually to insure that it lies flat when fastened to the roof deck. 9. As the tiles are installed up the roof, the tile must be cut at rake edges, valleys and projections. The tiles may be cut using a straight edge and a utility or roofing knife. Once the tile has been scored with a knife it can be snapped along the scored line. 10. As the tiles are installed up the roof slope, it is recommended that lines be snapped both horizontally and vertically. The horizon- tal lines will keep the tiles looking straight and uniform. The vertical lines will keep the space between the tiles in line from row to row. DO NOT USE RED CHALK. Red chalk will stain the tiles. 11. CAUTION: As the tiles are installed up the slope of the roof, the installation should be constantly checked from the ground to ensure there is no patterning developing and proper blending is occur- ring. The warranty does NOT cover the aesthetic appearance of the Niagara Shake roof installation. It is the responsibility of the applicator to ensure that color/shading and quality of workmanship meets the aestheticexpectations of the home/building owner. 12. Continue to install the tiles up the roof slope. Be sure to place the nails directly in the position noted on the tiles. Stainless steel ring shank nails are recommended. For 10” (254 mm) Empire Slate tiles, there are two ways to install: 1) the entire project is 10” (254 mm) tile and the installation is the same as the current 12” (305 mm) specification or 2) for a 10” (254 mm) and 12” (305 mm) blend, mix the two sizes together for desired random width look. Take caution when installing to ensure enough coverage past nail heads of previous course. Tiles can be slippery when wet, caution should be exhibited with early morning dew, frost and after rain. EcoStar suggests the use of toe boards, OSHA approved harnesses and safety equipment at all times. 13. When all tiles have been applied to the roof slopes, the pre- formed Empire Slate Hip & Ridge tiles are applied to all hips and ridges. Empire Slate Hip & Ridge tiles are always installed with a 6” (152 mm) exposure with two 2” (51 mm) or 21/2” (64 mm) nails per tile. The use of ridge venting systems is highly recom- mended. Mushroom cap style vents may be used, but ridge venting provides better venting and improves the aesthetic appearance of the roof system. Ridge venting must be installed before installing the Empire Slate Hip & Ridge. When installing over ridge vent, Hip & Ridge tiles are installed with 21/2” (64 mm) nails. 14. As work progresses up roof slopes, care should be taken to mini- mize traffic over completed areas of the roof. The tiles will show any mud or dirt tracked across them. This will cause aesthetic issues with the completed appearance of the roof. It is the responsibility of applicator or building owner to remove this mud or dirt. A mild detergent should be used in combination with a bucket of water to remove the mud or dirt. Clean water can then be used to finish the cleaning process. Do not use any chemicals or solvents without first checking with the EcoStar technical department. Empire Slate Installation Guide PLEASE REMEMBER TO BEND TILES Ellensburg Depot Renovates Roof with Empire Slate Tiles The preservation efforts for the Northern Pacific Depot in Ellensburg, Washington were at a critical juncture last summer that could have derailed the entire project. The original slate roof, built in 1910, was in a state of significant disrepair and those involved with the redevelopment project were concerned the structure may not survive another winter under the harsh conditions created by the Cascade Mountains. In a climate known for significant freeze-thaw cycles and strong winds that reach in excess of 70 mph the not-for-profit group heading the project, Friends of the Northern Pacific Depot (FNPD), turned to EcoStar LLC and its Empire Slate™ roofing system. Using Empire Slate in the Manhattan Midnight color blend allowed the group to maintain the classic look of natural slate while obtaining the synthetic industry’s leader in durability and sustainability. “Our goal in restoring the depot is to maintain the building’s original grandeur, while abiding by the very stringent policies and standards in place for the restoration of historic properties in Washington State,” said FNPD board member Erin Condit, “and Empire Slate was the slate alternative that met our needs as well as the state requirements for LEED credits.” Made in the USA, EcoStar Empire Slate is the second generation of synthetic slate tile from the New York-based producer of synthetic slate and shake tiles. Furnish and install Empire Slate tile roofing system as specified in the Contract Documents and roof plan. B. Furnish and install this Empire Slate tile roofing system in strict accordance with specifications and drawings approved by EcoStar. C. Related Work 1. Metal flashing work is not covered in this specification since EcoStar does NOT warrant metal flashing. EcoStar advises that metal flashing and securement of metal should be to industry standards (SMACNA) to prevent the metal from pulling free or buckling. EcoStar also suggests that all flashing metal be stainless steel or copper (see 3.03D). 2. Roof ventilation products are not covered by the EcoSt ar Gold Star warranty. EcoStar advises that a ridge style venting system be utilized to ensure the best possible air movement and to provide the best aesthetic appearance to the roofing system. If a ridge ventilation system is not to be used on the project, another form of ventilation may be used. 1.02 QUALITY ASSURANCE A. To qualify for an EcoStar Gold Star warranty, an authorized EcoStar Gold Star applicator must install system. B. There shall be no deviation made from this specification without written approv al from EcoStar prior to the start of the roofing project. C. For an EcoStar Gold Star warranty, upon completion of the installation, an inspection must be conducted by a Field Service Representative of EcoStar to ascertain that the roofing system has been installed according to EcoStar’s published specifications and details at time of bid. This inspection is not intended to be a final inspection for the benefit of the owner, but for the benefit of EcoStar to determine whether a warranty shall be issued. D. It is the Authorized Gold Star Applicator’s responsibility to adhere to all applicable building codes (local and national) and to have or acquire the appropriate licenses and permits for the roofing system installation requirements and limitations in their local areas applicable at the time of the bid. E. Specific testing requirements: 1. Class A & C Fire Resistance – UL 790 Test Standard 2. Class 4 Impact Resistance – UL 2218 Test Standard 3. Submit an “EcoStar Gold Star Pre-Project Survey” to EcoStar’s technical department for approval PRIOR to project bid and the job start to enable the technical department to approve and assign a job number to the project. 1. The “EcoStar Gold Star Pre-Project Survey Form” must be filled out completely and accurately to include any prior deviations approved from this specification, including a roof drawing showing all dimensions, all penetrations and roof slope. B. When an EcoStar Gold Star Warranty is desired, EcoStar must be contacted PRIOR to project bid and installation. Information will be required for wind speeds greater than 90 mph (145 kph) and deviation from standard slope requirements. 1.04 PRODUCT DELIVERY, STORAGE AND HANDLING A. Deliver materials in original unopened packages. B. Packages shall be labeled with manufacturer’s name, brand name and identification of various items. C. Empire Slate tiles may not be installed if the tiles have been stored in temperatures lower than 45 F (7C). If tiles have been stored in temperatures below 45F (7C), tiles must be brought back to a material temperature of 45F (7C). As the temperature rises, Empire Slate tiles will expand beyond the designed installation pattern if the product is installed while cold or frozen. D. Store all materials in a dry protected area. Damaged materials must NOT be used. Installed materials found to be damaged shall be replaced at Gold Star Authorized Applicator’s expense. 1.05 JOB CONDITIONS (CAUTIONS AND WARNINGS) A. Contact the EcoStar technical department for procedures when installing an Empire Slate tile roof system during temperatures lower than 45F (7C). B. Do not install the Empire Slate tile roof system directly over existing asphalt shingles or existing tile roof systems. All existing roof materials MUST be removed prior to installation of the Empire Slate tile roof system. C. Roofing surface must be free of ice, water, or snow prior to and during the roofing project. D. Decking materials must be dimensionally stable prior to installing the Empire Slate tiles. If the materials are not dry, EcoStar recommends installing the underlayment and allowing the roof to dry out before installing Empire Slate tiles. 1.06 WARRANTY A. EcoStar will provide the Gold Star warranty for those materials supplied by EcoStar w hen an authorized EcoStar Gold Star Applicator completes the project and all required materials have been utilized within the roof system. B. Only when an EcoStar Field Service Representative has inspected and approved the completed installation will an EcoStar Gold Star warranty be issued. Underlayment 1. AquaGuard – a roofing underlayment recognized for use as an alternative to Type 30 roofing underlayment, consisting of spunbonded polyolefin coated with a layer of UV stabilized polyolefin on both sides, meeting requirements of ASTM D2626, referred to as 30 lb. and without perforations. 2. Glacier Guard ice & water underlayment – Granular Surface 100 (55-mil), or Smooth Surface High Temperature 300 (40-mil) a composite membrane consisting of fiberglass-reinforced rubberized asphalt laminated to an impermeable polyethylene film layer (Smooth Surface High Temperature) or coated with a granular surface providing maximum skid resistance (Granular Surface). 3. GAF VersaShield – GAF VersaShield underlayment, (or one of the EcoStar approved alternates for VersaShield listed below) must be installed over the entire deck surface including over the Glacier Guard in conjunction with EcoStar UL Class A Empire Slate tiles for those roof applications requiring UL Class A fire rating. Install Class A underlayment according to the manufacturer’s specifications. EcoStar approved alternatives to VersaShield include: a. Minimum ¼ inch Georgia-Pacific Gypsum, LLC DensDeck mechanically fastened and one ply of Aqua Guard or equivalent, or b. Atlas FR 50 and one ply of AquaGuard or equivalent B. Fasteners 1. AquaGuard a. Fasteners shall be corrosive-resistant, plastic-capped roofing nails with a minimum plastic cap diameter of 1” (25 mm). EcoStar ring shank roofing nail with a 3/8” (9.5 mm) diameter head and a minimum of 1-1/2” (38 mm) long shank made from stainless steel. Nails can b e supplied either as a hand-drive style or in coils for use in pneumatic tools. The EcoStar ring shank roofing nail is required for fastening of all EcoStar roof tiles. PART 3 - EXECUTION 3.01 SUBSTRATE CRITERIA A. The building owner or owner’s representative is responsible for providing and determining that the substrate is suitable to receive the Empire Slate tile roof system and the Authorized EcoStar Gold Star Applicator should not proceed until all defects have been corrected. B. The Empire Slate roof system may only be applied over: 1. Minimum 15/32” (12 mm) plywood or 7/16” (11 mm) OSB decking, properly gapped for expansion. 2. Minimum ¾” (19 mm) tongue and groove wood decking with end gaps not exceeding ¼” (6 mm), and board widths not exceeding 6” (152 mm). 3. Approved metal deck systems – (Metal deck systems may require the installation of appropriate thickness nail base insulation prior to attaching the EcoStar tiles). Contact EcoStar’s technical department for specifics. 4. Appropriate clearance on underside of decking or sheathing must be provided for proper penetration of the EcoStar fastener. C. Minimum slope of substrate for installation of Empire Slate roof systems shall be a minimum of 3/12 (14) for 6” (152 mm) exposure installation and a minimum of 4/12 (18) for 7” (178 mm) exposure installation. Contact the EcoStar technical department for approval of applications on lower slopes or exceptions to this requirement. 3.02 SUBSTRATE PREPARATION A. The building owner or owner’s representative is responsible for ensuring that all wet or damaged substrate has been removed in a re-roofing application. B. Existing roof material MUST be removed and a clean substrate free of foreign material be provided prior to the installation of the Empire Slate tile roof system. Empire Slate tiles may NOT be installed directly over any existing roof material or system. 3.03 INSTALLATION A. Flashing & Sheet Metal – Install sheet metal and flashing metal in all valleys and where required. EcoStar recommends a V-type, W-type or Double W-type metal valley flashing be used at all valleys. EcoStar suggests that all metal work be made from copper or stainless steel. Final choice of metal work is at the discretion of building owner or their designate. D. When applicable install as far up as it can be installed on any head walls or vertical walls a minimum of 12” (305 mm) where possible. g. Do not leave Glacier Guard Granular Surface (100) exposed to weather more than 30 days after beginning of installation. Do not leave Glacier Guard Smooth Surface High Temp (300 black) exposed to the weather more than 60 days after the beginning of installation. Do not leave Glacier Guard Smooth Surface High Temp (300 white) exposed to the weather more than 120 days after the beginning of installation. h. Installation of Glacier Guard at temperatures below 40F (4C) may require cap nailing to hold membrane in place while adhesion develops. 2. Aqua Guard a. Apply 48” (1219 mm) wide sheet over complete deck, lapping the area covered with Glacier Guard a minimum of 4” (102”). b. Refer to the AquaGuard installation instructions found on the label on each roll. Do not leave exposed to weather more than 180 days after beginning of installation. c. If a ridge vent is required, overlap the ridge slot with the Aqua Guard and fold it back over the last row of field tiles before installation of the ridge vent. 3. GAF VersaShield (or an EcoStar approved alternate) Empire Slate Roof System Page 8 of 10 EcoStar LLC Gold Star Spec Updated 02/2021 a. GAF VersaShield underlayment (or an EcoStar approved alternate) must be installed over the entire deck surface including over the Glacier Guard in conjunction with EcoStar Class A Empire Slate tiles for those projects requiring a UL Class A fire rating. GAF VersaShield (or an Ecostar approved alternate) should be installed per manufacturer’s specification. Install Class A underlayment according to the manufacturer’s specifications. If a ridge vent is required, overlap the ridge slot with the Class A underlayment and fold it back over the last row of field tiles before installation of the ridge vent. F. Empire Slate Tile Installation 1. After installing underlayment, and before installing the Empire Slate tiles, clean the surface of debris and dirt. 2. All Empire Slate tiles come with shade variation. EcoStar tiles that have been ordered and supplied to the job site under one EcoStar sales order number are blended at the factory and do not need to be blended on site before installation. It is always the responsibility of the applicator to make frequent inspections from the ground or other vantage point to ensure that random shading occurs. EcoStar will not be held responsible for correcting the appearance of non- random installations. Roofers must inspect the roof frequently to prevent customer dissatisfaction. NOTE: If EcoStar tiles have been supplied to the job site under two or more EcoStar sales order numbers, all tiles must be blended together on site before installation. Specific blending instructions can be found at www.ecostarllc.com on the “Resource Library” page. EcoStar will not be held responsible for correcting the appearance of unblended installations. Natural weathering will produce further shade variations, even in tiles appearing to be identical in color when new. 3. Minimum Fastening – No less than 2 EcoStar ring shank fasteners per tile shall be used with a minimum length of 1-1/2” (38 mm). Fasteners should be installed at the designated “nail here” marks on the tile. Failure to fasten the tile at these locations may result in a “lifted” tile that will require removal and replacement. 4. CAUTION: When using a pneumatic nailer, care should be taken to ensure that nails are not over driven causing the tiles to curl upward. If tiles have been installed with over driven nails causing the ends of the tile to curve upward, tiles will never lay flat. Overdriven tiles must be removed and re-nailed properly. Never hold the tile from behind while nailing, as this will cause an upward curl of the tile. 5. Do not install tiles against each other. A minimum gap of 3/8” (9.5 mm) must be maintained between installed tiles. A minimum 3/8” (9.5 mm) gap must be maintained between installed tiles and any sidewalls or roof protrusions. 6. It is the responsibility of the Gold Star Authorized Applicator to ensure that each Empire Slate tile has been flexed to provide a downward curve prior to fastening. Do not install tiles with an upward curve. Empire Slate Roof System Page 9 of 10 EcoStar LLC Gold Star Spec Updated 02/2021 7. Beginning at the eave, install a row of slate tiles gapped a minimum of 3/8” (9.5 mm) between tiles and any protrusions while achieving a 3/4” (19 mm) overhang. Fasten with two EcoStar ring shank fasteners per tile (in location shown on tiles). This layer of tiles will become the starter row. Care must be taken to make sure that the gaps in the starter row do not line up with the gaps in the first exposed row of tiles. Maintain at least 2” (51 mm) of gap offset. The final tile at roof edges or penetrations must be a minimum of 3” (76 mm) wide. This may involve cutting the EcoStar tile to fit. To cut the EcoStar tile to the correct width simply score the front of the tile with a straight edge and utility knife and snap tile at that score. It may be quicker and easier to use a power saw. Any power saw with a blade designed to cut wood can be used to cut the tiles. Install the first course of tiles offset to the starter row. The first course of tiles should be installed flush with the starter row with no exposure. 8. Continue installing rows of tiles of random widths up the roof slope at the correct chosen exposure ensuring that bond lines are not placed directly over each other. It is recommended that chalk lines be placed horizontally up the roof slope for every tile course. This will ensure that each course is installed parallel with the roof eave. NEVER use red chalk, as this will permanently stain the EcoStar roof tiles. 9. Valley Areas – Either an open or closed valley design may be used. a. With an open valley design leave a minimum of 2” (51 mm) on each side of the center of the valley exposed and uncovered by the roof tiles. A V-Style, W-Style, or Double W- Style valley metal may be used. b. With a closed valley design cut the tiles in a straight line to fit no closer than 3/8” (9.5 mm) against tile of adjoining roof slope. 10. Install Empire Slate Hip & Ridge tiles at all hip locations using a minimum 2” (51 mm) stainless steel ring shank, hand-driven EcoStar fastener. EcoStar recommends a chalk line be snapped up the hip line to ensure a straight application up the roof slope. Empire Slate Hip & Ridge tiles are always installed with a 6” (152 mm) exposure. 11. Install ridge vent system per the manufacturer’s application instructions and then place Empire Slate Hip & Ridge tiles over the ridge vent. A minimum 2-1/2” (64 mm) stainless steel ring shank, hand-driven EcoStar fastener should be used when installing Hip & Ridge tiles to the deck. Place fasteners in the location marked on the tile. Empire Slate Hip & Ridge tiles are always installed with a 6” (152 mm) exposure. 12. Care must be taken to minimize foot traffic over completed areas of the roof. Empire Slate tiles will show mud and dirt causing appearance problems. The removal of dirt and debris is the responsibility of the applicator. Never use chemical cleaning agents not approved by EcoStar to wash an EcoStar roof assembly. 13. Empire Slate tiles can be slippery when wet; caution should be exhibited with early morning dew and after rain. EcoStar strongly recommends the use of toe boards and OSHA approved harnesses and safety equipment at all times. 14. Upon completion of the roof system installation, inspect and remove all debris from roof. Empire Slate Roof System Page 10 of 10 EcoStar LLC Gold Star Spec Updated 02/2021 G. Phased Roofing – The weathering process of the EcoStar tiles will begin im mediately upon installation and exposure to the elements. Therefore, every effort should be made to ensure that the EcoStar roof assembly is installed at a continuous rate to completion. Lengthy delays in installation may result in appearance differences when installation is resumed and tiles that have not been exposed to the elements are installed adjacent to tiles that have been on the roof for an extended period of time .
