Wayne Street South is a 2-story frame construc- tion faced with brick on an “L” plan. The house has a gable roof with gable returns, simple entablature and dentil row with asphalt shingles. The windows on the main body of the house are 6/1 double hung sashes with flat arch lintels with keystone and cast concrete sill. The windows have wood paneled and louvered shutters with cu-out tree motif. The house has a gable entry with an arch under, entablature and dentil row in gable rake supported by square box columns. The porch is brick and the entryway has a paneled door with sidelights and a wood sunburst pattern fanlight. There is an aluminum sided shed roof addition on the one story wing at the rear. There is a two car two door brick gable roof garage with asphalt shingles. ALTERATIONS: The rear shed addition was constructed in 1987. COA 1998-0316 allowed for the construction of a 6’ privacy fence. COA 2011-0929 allowed for the construction of three attic dormers on the front façade. RME 2016-0817 allowed for the removal/replacement of the asphalt shingle roof on two porches.. AA 2022-0602A allowed for the removal/replacement of the architectural shingled roof. APPLICATION ITEMS: “Replace existing white aluminum siding with new cedar shake vinyl siding in “flagstone grey”. Replace one half round window with new half round vinyl window (white interior/white exteri- or). The window to be re- placed is on a later addition built in 1987 at the rear of the structure and is not visible from the street. The Standards and Guidelines state that “materials used on an addition to an existing structure shall relate to the existing or original materials of that structure” and that “metal or vinyl siding may be used when it is the only feasible alternative. The siding should be compatible with the original size and style and the with materi- als of other buildings in the district.” The proposed vinyl shake siding will replace the existing aluminum lap siding. The entirety of the 1987 will be clad in this vinyl shake siding. The front façade dormers will still be clad in lap siding. The Standards and Guidelines allow for repair/replacement of soffits and fascias with like material. Staff makes a favorable recommendation. COA Application Project Overview Home Owner: Tom Keller Address: 1321 E Wayne St S South Bend, IN 46615 Work Type: Shingle Roof Replacement (House Only) Existing Condition The existing roof is in poor condition and in need of replacement. Materials The roof currently has an architectural shingle on it. These shingles will be removed and disposed of a long with the existing drip edge and gutter apron metals. The existing substrate is unknown currently. If the existing substrate does not consist of 4’ x 8’ plywood or OSB sheeting, then Millwood will install 4’ x 8’ x 7/16” OSB sheets overtop of the deck boards so that the new shingles will have a more suitable surface to attach to. We will also be investigating the underside of the roof deck in order to potentially address a heat loss/ice damming issue on the house. 3 ft. of ice and water shield will be installed on all eaves and the entire roof deck will receive synthetic felt underlayment. New “white” drip edge and gutter apron metal will be installed around the entire perimeter of the roof. New CertainTeed Landmark shingles will then be installed in the color “Georgetown Grey”. A ridge vent will be installed underneath of the ridge cap shingles as well for ventilation. The existing “white” aluminum siding will be replaced with new CertainTeed Vinyl Cedar Impressions Double 7” Straight Edge Perfection Shingles 3G in the color “Flagstone Gray”. We also will be replacing the one existing casement/circle top window with a new Provia Endure Slider/Circle Top vinyl window (white interior/white exterior). We will also be replacing a small amount of white soffit with with new white vented soffit. We will install ventilation shoots in the eave/attic space to allow for better air flow at this time as well. Scale/Dimensions The size of the roof is approximately 18 square or 1800 square feet.
