RANDOLPH STREET IN THE CITY OF SOUTH BEND, INDIANA BE IT ORDAINED by the Common Council of the City of South Bend, Indiana: SECTION 1 . Ordinance No. 4990-68, as amended, which ordinance is commonly known as the Zoning Ordinance of the City of South Bend, Indiana, be and the same hereby is amended in order that the zoning classification of the following described real estate in the City of South Bend, St. Joseph County, State of Indiana : PARCEL 1 The south 192.5 feet of Lots 1 and 2 in the recorded plat of Denslow's Plat, City of South Bend, Indiana; ALSO PARCEL 2 The south 192.5 feet of the following described tract: Beginning at the intersection of the northwest corner of Lot 2 of Denslow's Plat, City of South Bend, Indiana, and the south right-of-way line of the New York Central Railroad, thence south along the west line of said Lot 2, 395.4 feet to the north right-of-way line of Randolph Street, thence west along said north right-of-way line to the southeast corner of Lot 10 of the Recorded Plat of Robinson's 2nd Plat, City of South Bend, Indiana, thence north along the east line of said plat to the south right-of-way line of the New York Central Railroad, thence east along said railroad right-of-way to the point of beginning be and the same is hereby established as "A" Residential , "A" Height and Area District. Randolph Street, City of South Bend Gentlemen: The above referenced ordinance initiated by the Common Council was legally advertised December 5 and December 6, 1986. The Area Plan Commission tabled this petition at its meeting of December 16, 1986. At the Area Plan Commission meeting of January 20, 1987, the following action was taken: Upon a motion by Robert Lehman, being seconded by John DeLee and unanimously carried, the proposed ordinance initiated by the Common Council to zone from "E" Heavy Industrial, "F" Height and Area to "A" Residential,"A" Height and Area, property located in the 1700 Block of E. Randolph Street, City of South Bend was tabled at the request of the petitioner until the February 17, 1987 Public Hearing of the Area Plan Commission • The deliberations of the Area Plan Commission and points considered in arriving at the above decision are shown in the minutes of the public hearing, and will be forwarded to you at a later date to be made a part of this report. Randolph St. City of South Bend REQUESTED ACTION: This is a proposal to rezone a large tract of land from "E" Heavy Industrial, "F" Height and Area to "A" Residential, "A" Height and Area. EXISTING LAND USE: The property is vacant . SURROUNDING LAND USE AND ZONING: Located to the north are the New York Central railroad tracks; to the east is a City owned retention pond zoned "E" Heavy Industrial; to the south across Randolph Street is vacant land zoned . "A" Residential; and to the west are two single- family homes zoned "B" Residential and the Bamar Plastics , Inc. facility zoned "D" Light Industrial. DATA: The total site to be rezoned is 2.7 acres.
