The Historic Preservation Commission of South Bend and St.
Joseph County has approved the following work:
Update - 6/15: Reconstruct front entrance, reframe opening,
rebuild side-lites.
Repair/replace/rehabilitate exterior siding, trim, window
casing, band board, band board trim. Remove later quarter-
round pieces on some windows. Remove side ('porch') entrance
roof, construct two wood shutters for 1st floor window (out of
poplar), per photographs

found in Chapter 21 (Zoning), South Bend Municipal Code and Chapter
26 of the St. Joseph County Code.
The issuance of this certificate does NOT in any manner, release
the recipient from the responsibility of complying with the requirements
of the zoning ordinances, building codes, safety codes, ADA or other
requirements of the City of South Bend, the County of St. Joseph, the
State of Indiana, or the United States Federal Government.
This certificate is good for one year from the date of issuance and
is effective from the date entered herein. Plans are on file and open for
public inspection at the office of the Historic Preservation Commission of
South Bend and St. Joseph County, 227 West Jefferson Blvd., Suite 1400

General Description of Project
We will provide a variety of exterior updates and repairs to your home at
902 Leland Ave. The project will include the following work, listed by side of
the house.
Front of House (West Side)
• Install crosshead trim on top window only – lower window has band
board for top trim
• Repair two window sills- cutting back original sill and installing new
wood to old to replicate this original detail.
• Remove unnecessary quarter round pieces around existing windows
• Install 1x band board trim between the clapboard siding and brick
foundation. Height to match intact South Side piece.

• Install chair rail detail at top of the horizontal trim dividing first and
second story.
• No work to front door/ sidelights – to be determined on a separate
proposal.
• Custom build and install two wood shutters for large 1st floor window.
Shutters of 1x poplar/ paine, paint grade. Height of window
excluding trim, width of approx. 18”. Shutters recessed panel design,
rail dividing at the same height as top/ bottom sash checkrail. Top
section to feature a small diamond as inspired by this older image of
the house:
• No window planter box proposed at this time, waiting on final design

• Remove two rows of siding above 4 -wide porch windows
• Install new top casing & crosshead trim on these windows
• Reinstall or provide new clapboards above 4-wide window unit
• Cut siding back for flashing and new 1x trim above 1-story roof
sections
• Remove Z-Brick siding material from upper level- install new
clapboard siding at those sections.
• Complete outside co rner 1x trim behind gutter on outside section of
two-story section above porch
• Repair five window sills- cutting back original sill and installing new
wood to old to replicate this original detail.
• Install crosshead trim on four windows – the lower-level window under
soffit will not receive this detail.
• Remove unnecessary quarter round pieces around existing windows
• Remove incorrect band board right of side door.
• Install 1x band board trim between the clapboard siding and brick
foundation. Height to match intact South Side piece.
• Remove porch roof, preserving if possible- set in house if it can go
through door, or backyard- covered with tarp if needed.
• Repair siding as needed after porch roof removal
• Repair outside corner trims above right porch roof area
• Repair/ Replace bad 1x left/ right casing on windows
• Existing service door to remain in place for home access- no work to
this opening other than siding work described above

• Repair 9 window sills- cutting back original sill and installing new
wood to old to replicate this original detail (counts two-wide unit as
one sill).
• Install crosshead trim on five windows (excludes 3 first floor windows
and two-wide second floor window unit).
• Remove unnecessary quarter round pieces around existing windows
• Install 1x band board trim between the clapboard siding and brick
foundation. Height to match intact South Side piece.
• Repair/ Replace bad 1x left/ right casing on windows
• Install chair rail detail at top of the horizontal trim dividing first and
second story.
Back of house (East Side)
• Repair 4 window sills- cutting back original sill and installing new
wood to old to replicate this original detail.
• Install crosshead trim on 3 windows, the small upper-level window will
not receive this detail.
• Remove unnecessary quarter round pieces around existing windows
• No band board for rear of house – leave clapboard siding as-is
• Repair/ Replace bad 1x left/ right casing on windows
• No work to the b ump out- this will be torn off on a future project
