CALVERT STREET`, IN THE CITY OF SOUTH BEND, INDIANA BE IT ORDAINED by the Common Council of the City of South Bend, Indiana: SECTION I. Ordinance No. 4990-68, as amended, which ordinance is commonly known as the Zoning Ordinance of the City of South Bend, Indiana, be and the same hereby is amended in order that the zoning classification of the following described real estate in the City of South Bend, St. Joseph County, State of Indiana: Lot 92, South East 1st Add. , City of South Bend, Ind. be and the same is hereby established as "B" Residential , "A" Height and Area District. Calvert Street, City of South Bend Gentlemen: The above referenced ordinance initiated by the Common Council was legally advertised December 5 and December 6, 1986. The Area Plan Commission gave it a public hearing on December 16, 1986, at which time the following action was taken: Upon a motion by Chuck Sausman, being seconded by Robert Lehman and unanimously carried, the proposed ordinance initiated by the Common Council to zone from "A" Residential, "A" Height and Area to "B" Residential, "A" Height and Area, property located at 1025 E. Calvert Street, City of South Bend was tabled at the request of the petitioner to the January Public Hearing The deliberations of the Area Plan Commission and points considered in arriving at the above decision are shown in the minutes of the public hearing, and will be forwarded to you at a later date to be made a part of this report. Calvert Street City of South Bend REQUESTED ACTION: This proposal is to rezone a lot from "A" Residential, "A" Height and Area to "B" Residential, "A" Height and Area. EXISTING LAND USE: The property contains a duplex. SURROUNDING LAND USE AND ZONING: Located to the north is a single-family home zoned "A" Residential; to the east is a vacant building zoned "C" Commercial; to the south across Calvert Street is Dick's Auto Paint and Supplies zoned "C" Commercial; and to the west is a single-family home zoned "A" Residential. ACCESS: Access to the site is from E. Calvert Street. DATA: The total site to be rezoned is 3,000 square feet.
