Two bids were received, from Slatile Roofing and Sheet Metal, and Midland Engineering. The bids were reviewed and found complete and responsive. A breakdown of the bids is as follows: Contractor: Slatile Roofing and Sheet Metal Midland Engineering Base Bid: $434,812.00 $440,600.00 Alternate Item: $1,200.00 $2,500.00 TOTAL: $436,012.00 $443,100.00 UNIT PRICE: Roof Drain Replacement: $3,200.00 $750.00 UNIT PRICE: '/2" Plywood Replacement: $235.00 $225.00 UNIT PRICE: V Plywood Replacement: $275.00 $250.00 During review of the bids, Midland Engineering noted that if three (3) or more roof drains required replacement, they would become the low bid. However, upon consultation with Forum Architects, the City's architect for this project, it was noted that roof drain replacement is an unforeseen condition. It is not possible to determine if a roof drain requires full replacement until the construction work has begun and the existing bolts are removed. A copy of that correspondence is included in this bid award package. Durning our roof inspections, all appeared to be in acceptable condition except one location. But until they get into the roof replacement, it is unknow to what will be required at this one location. At the other locations some of the strainers may need to be reattached or replaced — but nothing major. The biggest issue come up when the roofing system replacement work is being done. To do the roof replacement, the clamp ring bolts need to be removed as part of the roofing system replacement. With older roof drains there is the possible for the bolts to snap off — which then would require a replacement to the roof drain. That's why in most cases the problem is unseen or undetectable until you do the roof system replacement. On the past 30 or 40 roof replacement projects we have encounter maybe one or two roof drains that needed replacement. But that is typically on a school roof project where we are doing multiple roofs areas for that school. I think the biggest item that can possible show up maybe repairs to the masonry parapets. You can't really see those areas except at the caps which some do appear to require some minor joint repair work. Let me know if you need anything else.
