(d/b/a Kil Architecture/Planning) Architectural and Engineering Consultation for The Nexus Center TIF Funded Work Original Agreement Dated February 4, 2022 ADD THE FOLLOWING AFTER SECTION V.: VII. NEW ROOF SYSTEM: A. PROGRAM AND GOALS FOR NEW ROOF AND ASSOCIATED WORK: 1. Provide new roof system with construction as follow: a. Base Scope: Provide new roof and insulation over primary finished conditioned space (with active leaks). The area of new roof is defined as follows: Low slope membrane roof (EPDM) over finished and conditioned space. b. Alternate Scope 1: Provide new metal roof over the finished conditioned space above proposed multi-purpose room. This space is a pre-engineered metal building with metal roof, presently without leaks. c. Alternate Scope 2: Provide new roof coating over existing metal roof over unconditioned outdoor space. 2. New roof to be a 20-year warranted system (white TPO or similar) 3. Base Scope Roofing: remove existing membrane roof and damaged insulation to deck to inspect. Repair decking as required. Add additional insulation to meet R- 24 minimum recommended. 4. Provide drawings of the existing building and proposed new roof with details and specifications for bidding with bids opened at a public board meeting. 5. Assist in review of bids and recommend to award to most responsive bidder (roofing contractor), per City Board of Public Works protocol. 6. Review that construction work is completed consistent with construction documents and specs and review payment applications. 7. Provide a final punch-list inspection and review final warranty and close out documents before final payment is make to the contractor. B. DOCUMENT EXISTING CONDITIONS: The Owner has limited architectural plan documentation for the existing building roof plan and no details. The Architect will visit the project site and use provided information along with field measurements to develop AutoCAD plan drawings of the roof plan for the building to reflect “as-built” conditions for use in the proposed consultation. Where applicable, the Owner shall provide a site survey for use by the Architect showing property lines, building location and site utilities (topo- grades/gas/water/sanitary/electric/gas/data, etc.). C. DETAILED BIDDING, PERMIT AND CONSTRUCTION DOCUMENTS: Architect will prepare detailed bidding, permit and construction documents for permit submittal to South Bend Building Dept and Planning for local review and approval. Specifications (notes on drawings or booklet form) shall be provided.
