the family and has been a popular and recognizable business in South Bend and Mishawaka for over 62
Iyears.The business today is owned and operated by the Szlanfucht Family.
We have owned this lot for approximately 30 years.We have tried to sell the lot along with the
II rental property for 15 years.We literally have had little or no interest in any residential development.
We feel that this is a natural break from the residential neighborhood,a neighborhood where we have
our business located down the street.We have always been a good neighbor supporting the south side
Iof South Bend and will continue to do so.
The property for rezoning has two lots.One is vacant,the other is a rental property.We strongly
feel,especially by the lack of interest for residential development,that both lots must be sold together.
I We are not interested in owning a long term rental property.When the time comes for the rental
property to need any major repairs,taking into consideration taxes on a rental property,we will most
Ilikely demolish the house.
We took a very serious look at the buyer and buyer's proposal before we agreed to proceed
with this.We believe this will be a very good asset for the neighbors and the area in general.

Suburban Neighborhood 1 to C Commerical is not what our neighborhood needs or wants. This rezoning will cause
more traffic through our neighborhood. There will be numerous deliveries on a regular basis to the Automobile
Repair Shop,and with the ongoing catalytic converter thefts that go on,this will bring more crime to a residential
neighborhood.
Our neighborhood has many residents that walk,walk their dogs,and walk with strollers and their children. The
Auto Repair Shop with bring in more traffic with vehicles coming in to be repaired,drop off and pickup of vehicles,
and all the deliveries that will be needed. Some on a daily basis for parts needed to do the repairs could possibly
cause a higher risk for accidents.
There are many locations that are better suited for an Auto Repair Shop. Having to live next to the shop,or across
the street to the shop will cause neighbors to lose their own parking. These two lots will not allow for much space
for a shop,parking for the shop,and extra parking for people coming to pick up people dropping off and picking up
their vehicles. Many little Auto Repair Shops have such an overflow of vehicles that they can't get to,those vehicles
are just parked wherever they can find space on their lots. This would cause people to park in front of residential
houses to wait to pick up people or drop them off to pick up vehicles.
The noise and traffic will cause a disruption to local residents. We buy our houses in neighborhoods we want to live
in. If this rezoning is approved,the residents by this Auto Repair Shop will have to deal with the noise and
increased traffic that this shop will bring to the neighborhood. There is enough traffic on Ireland Rd.without
bringing it into the residential neighborhood.
A residential neighborhood is no place for a commercial business.
