DESCRIPTION OF STRUCTURE/ SITE : Tri-level frame, gabled roof with simple rake board; asphalt
shingle; third level overhangs first level; large multipane picture window at second level; 6/6 attenuated
double hung sashes; ornamental louvered shutters; exterior cladding is brick and vertical wood siding. Two
and a half car garage with gabled roof with asphalt shingles clad in vertical siding.
ALTERATIONS: What was probably a screened-in porch was enclosed and added on to some time after 1972 and
before 1987. COA 2010-1214 allowed for the removal and replacement of the asphalt shingles.
APPLICATION ITEMS: “1: Install (2) skylights (S. elevation). 2: Replace W. elevation window w/ entry door. 3:
R&R existing gutter system w/ new similar k-style (black). 4: R&R existing gable louver w/ larger attic access
louver door.”
DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to:
1. Install two (2) Velux fixed-skylights to the South elevation,
2. Replace an existing window (in a later addition to the main structure) with a Therma-Tru “Smooth-Star
®” entry door in “Colonial 15 Lite 3Wx5H Simulated Divided Lites” in onyx color.
A number of properties have skylights within the East Wayne Street Local Historic District that are visible from the
right-of-way. Many of these skylights do not directly front the street and are on secondary / rear roof faces. 1345
East Wayne Street (South) has a similar age and configuration; it has a roof-mounted skylight on a western garage
wing that directly faces the street and appears to have been added sometime before 1986.
Skylight installation is reversible, the opening could be filled-in and the roof ‘restore.’ Skylights are not explicitly
prohibited by the East Wayne Street Standards and Guidelines. The roof section does prohibit “adding architectural
features or large unsightly fixtures.”
The proposed location for the new rear/side door is on a later/rear addition and is minimally visible from the street.
A window installed when the rear addition was constructed will be removed and the opening will be enlarged.
STANDARDS AND GUIDELINES: EAST WAYNE STREET
II. EXISTING STRUCTURES

B. ROOFS AND ROOFING
Roof shapes in the district encompass most of the various designs found in residential structures. Roofs are covered with a variety of
materials such as asphalt, asbestos, wood, and slate shingles, as well as clay tiles. Residences in most cases have wood fascias with gutters
and downspouts. The facias of some vinyl or metal sided houses are covered with the same material.
Required
The existing shape and materials of the roof shall be retained. All architectural features which give the roof its essential character shall be
retained, including dormer windows, cupolas, cornices, brackets, chimneys, cresting and weather vanes.
Recommended
Whenever possible, the original shape and materials of the roof shall be restored. Particular effort should be made to retain materials such as
slate, tile, and other unique materials not commonly found in new construction. Roof covering which is deteriorated beyond repair should be
replaced with new material that matches as closely as possible the original in composition, size, shape, color and texture. Gutters and
downspouts are often a necessary adjunct in order to prevent deterioration of the structure; they should be maintained whenever possible or
replaced with a style comparable and suitable to the architectural period.
Prohibited
Nothing shall be done to change the essential character of the roof as viewed from the thoroughfare by adding architectural features or large
unsightly fixtures, or by using materials inappropriate to the style of the house. The roof shall not be stripped of architectural features
important to its character.
Not Recommended
Overhanging eaves, soffits, brackets and gables should not be covered or enclosed when adding metal or vinyl siding to a building.
C. WINDOWS AND DOORS
Window and door frames are of wood or steel (some casements) or in the case of brick structures, stone sills and brick lintels. Where metal
or vinyl siding has been applied, window trim has been covered. Storm windows are of wood and aluminum.
Required
Original windows and doors shall be retained including sashes, lintels, sills, shutters, decorative glass, pediments, hoods, and hardware.
When deteriorated beyond repair, they shall be replaced with units and trim resembling the original

Wood frame storm windows and doors painted to match the original should not be used but should not damage existing frames. If new
sashes or doors are installed, the existing or original materials, design, and hardware should be used. When metal storm doors are used they
should be painted, anodized or coated to match the existing. When awnings are used they should be of canvas material.
Prohibited
Original doors, windows, and hardware shall not be discarded when they can be restored and used in place. New window and door openings
which would alter the scale and proportion of the building shall not be introduced. Inappropriate new windows and door features such as
aluminum insulating glass combinations that require removal of the original windows and doors shall not be installed.
Not Recommended
Awnings, hoods, and fake shutters made of metal, vinyl, or fiberglass should not be used if they would detract from the existing character or
appearance of the building

In accordance w/ guidelines provided, the following information defines requested scope of
improvements for review @ 1207 E Wayne St S, SB, IN.
1. The Owner would like to install (2) Velux fixed-skylights to the South elevation, first floor
(over Living/Dining area), for much needed improvement to natural light.
As depicted, in mock-installation photo, they would be installed nearest locations equally
spaced between fireplace chimney & Eastward roof valley.
Installation includes low-profile curb, flashing kit, flared interior shaft.
2. The Owner also requests to replace an existing window (West elevation of Rear Sitting
Room) w/ a Therma-Tru entry door accessing exterior jacuzzi area.
The specifications include simulated divided lights, (matching existing window patterns),
smooth finish/ color black.
3. We also request the installation of an active louvered vent, providing new access to the attic
above first-floor living space. The current access is located in the center of
Foyer Hall ceiling adjacent Kit entry. We are currently removing interior partitions between
Foyer, Kitchen, Living & Dining areas, to create more open-space with hopes of
capturing/inviting more natural light to the areas. The current location of access is & would
become more of an esthetique obstruction.
4. Finally, we request approval for the replacement of the existing failing/deteriorated gutter
system complete (House & front of Garage. Estimate proposes same k-style,
black in color, same locations of runs & downspouts. (depicted in photo.
